Ski-in via 4 O'clock Run or hike and bike on the trails behind the complex. 3 bedrooms, 3 bathrooms, 1200+sqft of space over 2 levels. Open living area with a sofa sleeper, vaulted ceilings, gas fireplace and covered deck. Master has king and attached bath. Guest bedrooms feature a queen and bunk room with 4 twins. Private 1 car detached garage with 1 spot in front. On-site shared hot tub.

Additional vehicles or vehicles that exceed the height or length of the garage will need to pay for overnight parking at one of the overnight overflow lots in Breck managed by BreckPark.
Unbeatable location!
• Ski in via 4 O'Clock run and the Skyway Skiway which will take you to the back of the complex and just steps from your condo. *Please note that this run may be closed early and/or late season and is dependent on snowpack and mountain conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• The unit is also a brief walk to the BreckConnect Gondola which takes you to the base of Peaks 7 and 8. At the base of the gondola is the Breckenridge Transfer station, with buses that can take you to Keystone or Arapahoe Basin for more mountain options or Frisco or Silverthorne for more shopping options.
•There is a bus stop right in front of the condo building on Ski Hill Road that will take you up to the base of Peak 8.
Summer:
• Hiking and biking trails behind the complex will lead you on miles of scenery and views.
• Connect to the Peaks Trail and enjoy a fun downhill bike ride to Frisco and take the paved bike path back.
• Hike up to Cucumber Gulch, a preservation area where moose often hang out.
Main street and the center of town is just one block away. Enjoy a quick lunch from Downstairs Deli or an upscale dinner at Briar Rose, the best steak in town, each just a minutes walk away from the condo. Plenty of shopping and ski rentals are also within a short walk.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a pack n play crib available in this property. Pack n play sheets are not provided.
• Hot tub towels are provided.

» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This condo is located at an elevation of approximately 9,600ft. We recommend visiting the CDC website for more information on the possible effects of High Altitude.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
