Samoset Condominium on Beautiful Lake Winnipesaukee

Our townhouse is 3 floors and 1600 sq ft. It features 2 bedrooms plus a loft, and sleeps up to 7 people. The master bedroom has a queen size bed and full bath and requires a full flight of stairs to access. The lower level has a queen size bed, bunk bed, full bath and private walk out, and requires a full flight of stairs to access. The loft overlooking the living room has a full size bed (which is listed as “Bedroom 3”) and has an attached “loft ladder” to access. (Please note, this ladder may be steep and unsuitable for some individuals.) There is no common bathroom in the main level. Bathrooms are located both downstairs and upstairs through the bedrooms. Sunroom with high top table for 4 people. There is no air conditioning in this room, but there are 2 electric heaters for the winter. The back deck has a patio table with umbrella which seats 6, plus 4 other seats and a gas grill below the deck. Full kitchen has all the amenities/appliances you need. Dishwasher, garbage disposal, Keurig with k-cups, drip coffee pot, tea bags, kettle, pots & pans, blender, toaster, dishes, drinkware, etc.
There is a Washer/Dryer on lower level. Mini split AC and kerosene heater. Free Wi-Fi, 50” Smart TV, Land line. There is a remote on the coffee table to control the multi-color LED lights throughout the townhome and deck.

No smoking. No Pets. No motorcycles. Boats may use the drop off dock for 30 mins or less, but may not dock or moor their boat on the property. (Details below). Must be 25 or older to book and the person booking must be staying at the townhouse.

Renters must agree to and abide by the Samoset condo association rules. Any violations will be at the responsibility of the renter.
We ask that our guests keep the townhouse clean and pick up after themselves. At the end of your stay, please leave all used linens and towels in the laundry basket, laundry room or bathroom floor. Please rinse all dishes of food and run dishwasher at the end of your stay. Please dispose of garbage in the dumpster at the end of the parking lot.

Please bring your own beach/pool towels as these are not provided. The towels in the bathrooms may not be taken out of the townhouse. There are lounge chairs at the pool and beach. It is less than a 10 min walk to the water.

There is a welcome letter on the wall when you first walk in stating everything you should know during your stay.

Boats: Per Samoset rules, renters may not moor or dock a boat or jet ski on the property. Any such renter boat or jet ski may be removed from the docks or moorings without prior notice and the renter will be responsible for the payment of fines & costs incurred. Samoset owners boats and jet skis are registered with the condo association and are checked regularly.
Renters may use the drop off dock for dropping off and picking up passengers and equipment. No docking is permitted at the drop off dock. Boats may stay at the drop off dock for a period of 30 mins or less provided an adult stay with the boat during that time. If there are two boats docked at the drop off dock at the same time and another boat approaches to take on or drop off passengers, the first of the two boats docked must leave the dock to allow the approaching boat to use the dock.
If you would like to bring your own canoe/kayak/paddle board, there is a ramp to the left of the fire pit.
