HEATED POOL & HOT TUB:
Enjoy the convenience of having the pool and hot tub open and available year-round, making your stay with us a well-rounded retreat. During the fall and winter months the pool is heated. Please note that our pool's heating system is not designed to provide a hot tub-like temperature. While we aim to maintain a pleasant water temperature in the pool, it's important to mention that during the coldest days and months, there might be limitations to how much the pool can be heated. Children are required to be accompanied and supervised by an adult 24-7 in the backyard, pool, and hot tub areas. We do not supply pool floats and encourage you to bring your own.

NO NASHVILLE OR LOCAL GUESTS:
We do not allow locals on our property. We have a strict policy of not renting our home to individuals residing in Nashville or within a 60-mile radius. We reserve the right to cancel any reservation made by a local resident without issuing a refund. If you are a local resident or plan to invite locals over, please refrain from booking our home. Thank you for your understanding!

CHILDREN DISCLOSURE:
We are delighted to welcome families with children! However, please note that our home is not childproofed. With amenities like a hot tub, pool, numerous stairs (3-story home), and a rooftop deck with a high ledge, we want to ensure a safe and enjoyable stay for everyone. This home may not be suitable for infants and very young children. We kindly request that children be accompanied & supervised by an adult at all times, especially in the backyard, pool, and hot tub areas.

10 GUEST/VISITOR MAXIMUM:
A maximum of 10 guests and visitors are allowed. Please state on your reservation the total number of guests (including any visitors, even if not staying the night). All guests and visitors must be pre-approved up front. No locals are allowed to book our home or be on our property for any reason.

3 STORY HOME W/ STAIRS:
Our home boasts three stories, a common architectural feature in many Nashville residences, contributing to breathtaking skyline views. To fully enjoy the charm of our space, please be aware that stairs are an integral part of your stay that each guests must use. The incredible view will make you forget about all the stairs. Stairs also lead down to get to the backyard, pool & hot tub area.

NO GLASS IN BACKYARD:
For the safety of everyone enjoying our backyard, patio, pool, and hot tub, we kindly request that you refrain from bringing glass items into these areas. Inside the home, we provide only plastic and silicone cups for your use. These alternatives are not only convenient but also help prevent accidents and ensure a worry-free experience for all guests. We appreciate your cooperation in maintaining a secure and enjoyable environment.

NO SMOKING OR VAPING INSIDE:
To ensure a comfortable and healthy environment for all guests, smoking & vaping is strictly prohibited inside the property. This includes all indoor areas and on the rooftop deck. If you wish to smoke or vape, please do so outside in the backyard and dispose of cigarette butts responsibly. Violation of this policy may result in additional cleaning fees. Thank you for your understanding!

OUTDOOR ENVIRONMENT:
Please be aware that our property is located in a natural outdoor setting where insects, wildlife and other outdoor creatures may be present. While we take measures to ensure your comfort indoors, we are unable to control their presence in the backyard area, hot tub, pool, and grilling areas. Limiting food and spilled substances can reduce these species. Please note that no refunds will be provided for any inconvenience caused by these natural elements.

POTENTIAL NOISE:
Nashville is renowned for its vibrant atmosphere, particularly in the heart of the city. While our property offers a tranquil retreat, please be aware that you may experience occasional noise during your stay, such as from nearby construction, traffic, other neighboring guests, and more. These factors are beyond our control. While we anticipate minimal disruption for most guests, it's important to note if you are unaccustomed to urban environments.

DOGS:
We happily welcome 1-2 well-behaved, house-trained adult dogs to stay in our home. Absolutely no dogs under 1 year old. We ask that all dogs be crated when left alone in our home, so please bring a crate with you. To ensure a smooth process, all dogs must be discussed and pre-approved by host within 24 hours of booking. Please be sure to add them to your reservation with the correct number of guests. $100 flat pet fee applies for up to two dogs. We regret to inform you that dogs under 1 year old, cats, or other animals are not allowed. Be please respectful and clean up after your dog(s) in our yard to avoid a fine. Any damage from pet will guests responsibility as an inspection will occur at check-out. No dogs allowed in pool or hot tub. Do not allow your dog to use the bathroom inside our home - $1,000 fine for any urine or feces found inside home upon checkout.

EXTERIOR CAMERAS:
We have exterior cameras on our home for security & liability purposes. They record both audio and active video and must remain on during your stay. There are absolutely no cameras inside our home.
