This charming little farmhouse has big personality. It can be a spacious getaway for a couple, but offers ample space for families and friends, both human and animal.

*LIVING AREA*
The main living area and kitchen is an open living and dining space perfect for gathering. Large windows let in plenty of natural light and show off the views of the nearby cliffs. A gorgeous gas fireplace keep the space toasty in the winter. The large comfortable sectional optionally sleeps two people. The kitchen table accommodates 6, with additional seating for 8 and high chair optionally available. The 65"4K TV comes loading with streaming apps like Amazon prime, Disney+,HBO Max,Hulu, with 100 Mbps internet to keep everyone entertained.

*KITCHEN & DINING*
The kitchen comes fully equipped with everything you would need to cook up all your favorite meals. We provide coffee and an assortment of teas to start your morning. The kitchen has a gas oven and range, microwave, pots and pans, bakeware, and all the utensils and dishware. The newly refinished dining table seats 6, with additional seating for two and a high chair available in the basement. We provide local farm-fresh eggs and seasonal pecans and figs from our trees to our guests as a courtesy -- enjoy!

*BEDROOMS & BATHROOMS*
The master bedroom has a comfortable queen canopy bed and a secretary desk for work. The other downstairs bedroom features a queen bed. Upstairs, two adorable attic bedrooms feature double beds. Mini-splits keep all these spaces heated or cooled as desired by their occupants.

On the main floor, the master bathroom has a clawfoot bathtub and shower. The downstairs bathroom in the basement features a modern freestanding jetted tub and hand shower. We note the downstairs bathroom shares space with the laundry room. Our bathrooms offer soft, fluffy towels, soap, shampoo and body wash.

House Rules, Disclaimers and Additional Charges:

LIABILITY WAIVER:
By booking the home, guests agree to waive all liability for injury related to use of equipment (swim spa, grill, gas appliances), and assume all risk for use of facilities. If this is not agreeable, the booking is void, guest must cancel immediately and notify the host.

NOTE ON OCCUPANCY:
We strongly recommend at most 8 adults, fewer in cases were people don’t wish to share beds. We can unofficially accommodate up to 10 people if there are children that don’t mind using the sofa, or camping in the camper.

DISCLAIMERS AND EXPECTATIONS:
This is an old farmhouse. We keep it clean and ship shape, but DO NOT EXPECT A LUXURY HOME. It is in center La Verkin town and we have neighbors on two sides, one with dogs. Our neighbors are very kind and have co-existed with our home for years, but will occasionally have their own backyard activities. Being built in 1924 there will be a few rough edges: narrow spaces, uneven steps, and one bathroom in the basement that may be challenging for elderly and infirm guests. Southern Utah is a warm desert climate and cockroaches live in the soil. While we have excellent bimonthly pest service, you may see bugs outside the house or encounter the rare dead/dying bug inside our home, as with most other homes in the area. Lastly, though this should be obvious from our listing, we do not have a separate swimming pool, only our swim spa which is a large hot tub or small plunge pool depending on use. In short: if you require a brand-new, modern renovated house, a 100% guarantee of zero bugs, complete isolation or an in-ground pool please LOOK ELSEWHERE. If you have reasonable expectations and are ready for the adventure and charm of an old Western pioneer-style home, we welcome you!

ADDITIONAL CHARGES:
- $50 per hour for additional cleanup time, if needed.
- $50 for every hour late after checkout time, unless permission is given beforehand by host.
-$200/hr for additional cleaning required, in case of messes that require cleaning beyond our regular cleaning window and impede incoming guests.
