Zion 1924 Farmhouse Basecamp, cool/hot swim spa, pet+RV friendly

Experience western farmstead living from the time before Zion became a national park. This 1924 farmhouse is a historic yet relaxing basecamp with charm and grit, just 25 minutes from the park. Open living, a gas stove fireplace, swim spa (hot tub or plunge pool), fire pit, and outdoor dining under pecan and fig trees. Central to Bryce, Grand Canyon, and Saint George—hiking, biking, hot springs, swimming holes, stargazing, and indoor/outdoor games. Fully fenced and pet friendly. Outdoor camper with queen bed optional.

===========

This is an old Western living experience — with authentic charm, true grit, and enough modern touches to make it comfortable and fun.

The 1924 farmhouse came of age in the era of the WPA, Edward Abbey, and John Steinbeck. It isn’t a new tract home, a sterile hotel, or a curated glamping tent. You’ll need to feel your way around and discover it. It rewards those who do.

Inside, you’ll find a roaring gas stove, original pine floors, a canopy bed in the primary bedroom, and cozy attic rooms upstairs. The house is thoughtfully maintained, without ever feeling staged or sanitized.

The farmhouse is at its best with the windows open, evening breezes moving through the rooms. For warmer or colder nights, each bedroom is equipped with its own mini-split heating and air conditioning.

Outside, enjoy wide open night skies and a fire pit beside our agave garden. Make s’mores, fire up the grill, and share dinner under mature pecan and fig trees — help yourself to whatever’s in season. After a long day of hiking, biking, or climbing, sink into the swim spa, which works as both a huge hot tub and a refreshing plunge pool.

Perfect for hikers, mountain bikers, climbers, families, and anyone who finds romance in places with history and heart.

REAL TALK: WHAT TO EXPECT

This is a 100-year-old farmhouse. We maintain it lovingly, but it's NOT a brand-new luxury home.

WHAT THAT MEANS:

• Uneven floors, narrow spaces, steep stairs
• One bathroom is in the basement (not ideal for elderly/mobility-impaired guests)
• The swim spa is a big hot tub/plunge pool—NOT an in-ground swimming pool
• The camper is an outdoor unit—no bathroom, basic sleeping quarters
• You might see bugs (earwigs, occasional cockroaches—it's the desert, we have bimonthly pest service)
• You'll need to light the gas fireplace yourself (easy, we show you how)
• Things might creak, doors might stick—it's part of the charm

WHO THIS IS FOR:
+ Adventurers who love authentic character
+ Families comfortable with "real" homes
+ Hikers/bikers who want basecamp, not a resort
+ Dog owners who need a fenced yard
+ People who appreciate history and personality
+ People who think a camper will be fun

WHO THIS ISN'T FOR:
- Anyone expecting modern luxury perfection
- Guests who need everything spotless and new
- People uncomfortable with old buildings
- Anyone who expects an in-ground pool
- Party members who expect our 5th bedroom to be inside the house, and don't really want the camper.

RESPECT THE SPACE:

• No smoking/vaping indoors or outdoors (serious fire hazard)

• Quiet hours 10 PM - 8 AM (residential neighborhood)
• Leave it as you found it—we're not a hotel with daily housekeeping

SAFETY & LIABILITY:

By booking, you acknowledge this is a vintage property with steep stairs, a swim spa, gas appliances, fire pit, and outdoor camper. You agree to use all amenities responsibly and assume risk for normal use of facilities. This is standard for vacation rentals but legally important. If you're not comfortable with this, please book elsewhere.

• Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost.

FREQUENTLY ASKED QUESTIONS

A: 30 minutes to the west entrance, 25 minutes to Kolob Canyons. Perfect basecamp location.

A: Yes! We have a fully fenced yard and genuinely love dogs. $75/pet fee. Just let us know at booking.

Q: What's the swim spa like?
A: It's a Jacuzzi J13—think oversized hot tub or small plunge pool. Seats 8+, heated year-round. You can use it hot or cold. It's NOT an in-ground swimming pool.

Q: What's the camper like?
A: It's an outdoor unit with a queen bed, climate-controlled when plugged into the house. No bathroom or running water—you'll use the main house facilities. Great for overflow guests, older kids, or anyone who wants their own sleeping space. Basic bedding provided.

A: Yes, 100 Mbps high-speed internet. Cell service is good (Verizon, T-Mobile, AT&T all work).

Bed smells of stale mothballs.. Floor has holes and ridges all over, not easy for anyone who has walking issues, or pets. Couldn't get heat/fireplace to work, and was not able to even turn on lights as switches are hidden (found on last day). It was COLD, everything smells (sofa, bed, rug etc etc) Lastly, the photos and website are misleading. The Vrbo 'Amenities' list shows 'pool', there is NO POOL.

This great property is a former farmhouse that’s combines tasteful updates while maintaining its farmhouse charm. AC worked great and the full kitchen as well as laundry facilities were super convenient as we were finishing up a week long climbing trip with some touristing in Zion. The yard was immaculate in a cute neighborhood. Aaron was excellent in making sure we settled in ok and didn’t have any questions. We will be returning if we stay in La Verkin again in the future!

Farmhouse

Quirky little house with an exceptionally well-appointed kitchen. Very clean. This cute house is right in between Zion and Snow Canyon, making it the perfect location for a couple of days of exploring the area. Our only complaint was the photography and descriptions, while being true, were also mis-leading. There is a second bathroom, but it is downstairs in the unfinished basement. The bathrooms are inconvenient for people staying in the little double beds in the attic. Many DIY elements could also be problematic for some travelers like the base of the fireplace is a tripping hazard and there is a wobbly banister rail, to name a few. If you like quirky and clean, though, you will have a nice stay!

Not so modern farmhouse

The outdoors was pleasant and clean. Could not dine outside comfortably because it was too dark. The only light source was the dim lights around the tree and the exterior lights for the house. The general living area was pleasant. The main floor bathroom was pleasant but the bathroom tub in main floor would move every time in use. Downstairs bathroom was too creepy for all of us to use because it had a tub, toilet, washer and dryer and utility sink in the basement with door locking from outside up the stairs. In fact, the tub was the only thing that is modern in the house but none of us wanted to use it because it was in the basement that had a door that locks from outside only and it was kinda creepy. The switches for lights were placed in weird locations. The upstairs bedrooms were a converted attic with small access doors blocked by furniture…kinda creepy. My 6’3” son kept banging on the low ceiling. One of the beds had black hair on the sheets so we changed the sheets. The downstairs main bedroom had water spots left from previous use. The jacuzzi was nice but it smelled bad when use so we only used once. The cleaning was not to our standard and I thought it was ridiculous that owner expected us to wash the jacuzzi towels in the creepy basement. Isn’t that’s what I pay the cleaning fee to rent? The marketing for this house should not say modern since there are expectations from the use of the word that we’re not met. We left the house very clean but will not stay again.

Home away from home

Small on the outside. Big on the inside. Amazing how every inch of the house is utilized. Aaron and Jody were fantastic and kept communication lines open. One suggestion would be to enclose the yard in front of the house by driveway. Only blind spot when you have a pet and are playing with them in the yard. Great stay. Great little house.
