★ BASEMENT APARTMENT ★ We've taken measures to reduce noise, such as insulating the ceiling and the locked dividing door at the bottom of the stairs, providing white noise machines, and enforcing quiet hours between 10:00 pm-8:00 am. However, there may still be some audible sounds from the neighboring unit.
The thermostat is located in the upstairs apartment and is locked to a specific range of temperatures (68°F-74°F). To regulate the temperature in the basement, you can open or close the vents in the ceiling and utilize the portable space heaters and fireplace, or portable fans.

★ HOUSE RULES ★ 1. NO PARTIES OR UNREGISTERED GUESTS: Registered and Approved guests only on the property. No parties/events. Maximum occupancy is 6 guests unless you’ve received prior approval, and the extra guest fee has been paid if applicable.
2. QUIET HOURS: 10:00 PM – 7:00 AM. Please be respectful of the upstairs tenants and the neighbors at all times, including daytime noise levels.
3. NO SMOKING/VAPING/DRUG USE: Smoking or drug use indoors is strictly prohibited. If you choose to smoke outside, it must be done on the at the top of the stairs, away from the guesthouse. All cigarette butts must be fully extinguished and disposed of in the outdoor trash bins. A minimum of $500 will be charged if smoke remediation is required.
4. SHARED SPACES: As noted in the listing, the parking and backyard are shared spaces with the main house tenants, the guests staying in the guesthouse, and their pets.
5. PARKING: We provide parking for 2–3 vehicles down the second driveway in the designated back parking area. No street parking allowed.
6. PETS: All pets must be disclosed and included in the reservation, and the pet fee must be paid prior to arrival. Pets are not allowed in bedrooms or on beds/furniture. Guests must provide their own pet bedding and clean up after their pets. Additional cleaning charges will apply for pet hair on linens or excessive cleaning required.

Our very first snow experience Vacation!
We really loved this place reasons why: place was exactly as advertised, very clean fully stocked with essential items, the host was very accommodating and very prompt responding all my messages, beds were very comfortable, the place was a very good size despite being on the basement of the house, hopefully on our next vacation to Utah we can get to see more snow! we will definitely look for this place again…Mahalo Nui for letting us stay in your place… ALOHA!!

Great for Sleeping
We loved this little basement place for it's darkness and quietness. It was the perfect retreat for our autistic kiddos. The child friendly dishes and the Brita filter in the fridge were small but greatly appreciated additions. The downside was the tiny critters we shared with: flies (4), earwig (3), wolf spider (1), woodlouse spider (1). It was a basement, they kind of come with the territory, and the wolf and woodlouse spiders aren't harmful but if you've got arachnophobic people in your party - be prepared.

Awesome for ski trip
Perfect for our group of 5 adults. All the beds were comfortable, even the twin bunks. Nice electric fireplace for drying our damp gear. The host was incredibly kind and helpful and even ordered a coffee grinder for us when we asked if there was one. Nice location close to the ski resorts and downtown. Easy parking. Would stay here again. One thing to note is it’s a basement unit so there aren’t windows in one of the bedrooms and in the living/kitchen area. However this was fine with us :)

Decent little place to stay
Pros:-Very comfortable beds!!-The majority of the home was very clean-Nicely Decorated-Host was eager to satisfy-LocationCons:-Noise, we could hear people upstairs walking around and playing music. This was particularly loud through any open vents. (It did not disturb our sleep)-Needs repairs/low-end furniture and flooring. -The floor is chipped and coming up in places all over the appartment. The furniture is all very low end and is chipped and stained in places. All but the matresses and decor seem to have been done on a low budget. -Found old food tucked into the sofa -Yuck!-Small, the rooms are very smallOverall we got everything we needed out of our stay here. Although the host was friendly, and repeatedly asked for a 5 star review, I don't feel comfortable giving that, given the state of the floor and the cons listed above. To me 5 stars is top end, and while this place is fine, and i'd even call the mattresses top end (which to me is a big deal and is why I gave 4 stars instead of 3), the place just isn't a 5 star place.
