The whole group will enjoy easy access to everything from this centrally located, newly renovated home, located just three minutes drive from downtown. Perfect for families, you'll feel at home with four bedrooms, 2.5 bathrooms, a spacious kitchen, and a massive backyard patio. It's easy to get from here to the sports stadiums, music venues, UC, Childrens Hospital, restaurants, fancy bars, and boutique stores. For kids, there is a large backyard, as well as a playground across the street.
You will have everything you need to feel right at home here. Appointed with brand new appliances and fixtures, large, windows that let in lots of natural light, and an open kitchen-living area that makes it easy to be social even while cooking. You'll have access to our large furnished back-yard patio as well as deluxe-size washer-dryer machines. The property has 4 bedrooms and 2.5 bathrooms (two full bathrooms, one half bathroom). In terms of sleeping spaces, you will find one king bed, three queen beds, a twin bed, a sofa bed, and an air bed.
You will have access to the full property. Out of respect for the neighbors, we ask that the patio and outdoor spaces not be used after 9:30pm or before 8am.
We are located on a quiet residential street 3 minutes north of downtown. Many of the residents on our block are owner-occupants. There is a playground across the street. The area has been undergoing gentrification, with a number of recently renovated homes (including this one), but please note that you will still see some homes that need work.
Since this property is just a 3-minute drive to Over the Rhine and downtown, you can easily drive or Uber/Lyft to anything. Once you are in downtown or Over the Rhine, everything is walkable, plus you can use the Streetcar for free and you'll find plenty of easily rentable Redbikes and scooters.
This house is not much different than your own home, as it belongs to someone else, so please treat it with respect.
----------Section 1 - Security Deposits:------------
This property has an incidentals hold that you will authorize on your payment card prior to checking in. It is the same as the incidentals hold at any hotel. At our discretion we may waive this deposit. We authorize this security deposit through your credit or debit card. Please see the listing check-out screen for the amount (varies from $300 - $500). If you damage the property or incur fees for smoking or other behavior then the amount that you may be billed is not limited to the incidental hold.
----------Section 2- Normal, Common-Sense House Rules (and Consequences) ------------
VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion -- no matter the time of day or night.
SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion. We respond to almost all inquiries within 5-minutes!
CONSEQUENCE FOR THROWING PARTIES INCLUDES TERMINATION OR PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespass. See ORC 2911.21. If you throw an egregiously disruptive unauthorized party, we may choose to press charges for criminal trespass. Both you and your guests may be arrested and prosecuted, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property (especially at night), people frequently coming in and out, loud music with dancing, etc.
NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 10:00pm-8:00am. In the event of a noise disturbance, one polite request (warning) may be given to come into compliance. A $250 fine *per hour* will be incurred for each hour of noise violation. If the request to come into compliance is not honored promptly then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.
SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else. Any evidence or odor will result in a $500 fee.
DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, swearing at, or menacing members of our team is considered abusive behavior.
WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.
----------Section 4 - Additional Fees and how to Avoid Them ------------
The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.
2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, please bring lint rollers and remove your pet's hair from the property. Please check the house rules thoroughly for whether pets are allowed at this property.
3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.
4) Smoking ANYTHING indoors: $500 fee. No exceptions. We are hardcore about this.
5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.
6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.
7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.
