From the big 12 seat dining table you'll have access to a new 3-level deck equipped with gas grill and gas patio heater. Enjoy the sprawling privately fenced backyard, with a large pampering hot-tub, specious lawn great for outdoor gathering, play-set and a fire pit. You'll also have the master bedroom, main bathroom and 3 bedroom on that floor. Downstairs you'll find an additional family and lounge room great for kids and/or adults to wind down after a long day, 2 bedrooms, bathroom and an office if you'll need a quiet place to focus.
High-speed WiFi is provided along with all basic amenities you would see in your own home.
Plenty of parking outside on the driveway and street for you and any guests.

A vibrant waterfront city, Kirkland is home to a unique mix of restaurants, shops, art galleries and outdoor recreation. Visit the various waterfront parks and beaches for a day of fun in the sun, do a taste test at one of the award-winning wineries, or browse the unique boutiques that line the city streets.
Bellevue, Redmond, and the world-class city of Seattle are also just a short drive away. Spend a day in Seattle roaming Pike Place Market, touring the Seattle Art Museum, riding the Seattle Great Wheel, and traveling to the top of the iconic Space Needle to catch panoramic views of the city.
Find yourself standing on the shores of Lake Washington in only 10 minutes. Enjoy the mesmerizing views of Mt. rainier, the Cascades, Mt. baker and the Olympic peninsula.

-HOUSE RULES-
Generally, parties or excessive noise are not allowed. Small gatherings during the daytime are acceptable when done with care. Anything beyond that needs prior written approval. It may be possible to obtain permission to host a party; contact us to learn more.
- Only the number of guests in the booking are allowed to stay overnight in the house. If more guests sleep at a location than the number originally stated in the booking, the security deposit will be charged in full.
- Our neighborhood is a residential street with lovely neighbors and we respectfully require that quiet hours be observed from 9pm to 8am.
- Please no shoes inside the house as this keeps our floors looking nicer for longer.
- We do not allow smoking of any kind inside the property. breaking this rule will incur a 250$\day fine.
- If you're bringing a pet, please disclose at the time of booking. There is a $25/day pet fee for each pet. No more than 2 pets are allowed at one time.
- Late checkout will be charged $50. This fee is applied to any late checkout between 11 am and 1 pm. Any guest who is still in the location after 1 pm will be charged for an extra night. This does not apply if we have approved a late checkout in advance.
- If a location is left in an exceptionally messy state, we will charge $40 for every extra hour of cleaning required.
- If you notice anything that presents a danger that could result in damage to the location or to any individuals, let us know immediately.
- Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
- When you make a reservation with us, you are agreeing to all of the above House Rules.
