Villa Andrea is a beautifully renovated three-bedroom villa set on a peaceful residential street in Kiziltas. Tastefully furnished with a blend of contemporary and traditional styling, the property offers a comfortable and thoughtfully designed retreat for couples, families, or groups of up to six guests. With lovely sea views from every level, modern amenities and great outdoor space, it’s an ideal base for a relaxing Kalkan holiday.

Location

The villa is just a short walk—around five minutes—to the Thursday Market area and town centre, with the Old Town a further five minutes downhill. Due to the elevated position, many guests prefer to take a taxi back up after a day in town.

Interior Layout

Ground Floor
The open-plan living area is bright and inviting, featuring a fully equipped contemporary kitchen with a kitchen island and bar stools. Guests have everything they need for a comfortable stay, including a fridge freezer, water cooler, built-in oven, gas hob, microwave, dishwasher, washing machine, toaster, kettle and French press.
The adjoining lounge boasts a large L-shaped sofa, armchair, coffee table and a 4K Smart TV with UK channels via IPTV. High-speed Wi-Fi runs throughout the property. Sliding glass doors open directly onto the pool terrace. A cloakroom/WC is also located on this floor.

First Floor
Two stylish double bedrooms are located on the first floor, each with an en-suite shower room. Both rooms open onto a shared sea-view balcony furnished with table and chairs—an ideal spot for morning coffee or a quiet read.

Second Floor
The top floor features a twin bedroom with en-suite shower room and direct access to the villa’s generous roof terrace. Furnished with a comfortable sofa and seating, this terrace enjoys the finest views of all—perfect for sunset drinks overlooking Snake and Mouse Islands.

Outdoor Spaces

Villa Andrea excels in its outdoor living areas. The spacious main terrace features a newly renovated pool (6×3m) with Roman steps and a shallow end, surrounded by non-slip tiles for added safety. There are ample sun loungers, umbrellas, side tables and both sunny and shaded seating areas.

A covered dining area next to the outdoor kitchen provides the perfect setting for al-fresco meals, while the first-floor balcony offers an additional dining spot for four. The roof terrace provides another inviting seating area with far-reaching views over the bay.

Additional Information

While the villa offers wonderful sea views thanks to its elevated position, access is via a number of steps and is not suitable for guests with limited mobility. Bed linens, bath towels and pool towels are provided. The pool and gardens are maintained daily, and weekly cleaning and linen changes are included for longer stays.
Additional amenities include a BBQ, water cooler, alarm system, safe, lockable front gate, fire extinguisher, smoke alarm and first aid kit.

Preferred changeover days are Saturday and Monday, although the owners are happy to be flexible where possible.
