This beautiful 4 bedroom, 2 bath home, 'Jollyville Jewel', is filled with thoughtful touches throughout and offers you a fully equipped nice stay in a quiet neighborhood of north Austin... enjoy some peace and quiet while still being close to everything! The home has been professionally decorated with comfort and quality in mind for our guests- plush linens, comfy beds, Smart TVs, lots of supplies included, a great outdoor space, dining areas to gather around, a fully-equipped kitchen, and more!

The one-story home offers a large living, second smaller living, dining area, and kitchen area as well as four spacious bedrooms and two bathrooms. The primary bedroom boasts a king-sized bed with an en-suite bathroom that has a soaking tub, a double vanity, and a stand-up shower. The primary bedroom also has a Smart TV and a desk - perfect for those working remotely! The other three bedrooms all boast comfortable queen-sized beds with plush linens that share a full-sized bathroom. There is also a laundry room and a 2 car garage.

The large kitchen is very well-equipped with items like a KitchenAid mixer, Keurig, coffee maker, crockpot, blender, baking dishes, and the list goes on! Adjacent to the kitchen is a bar with seating for four and another table for six in the breakfast area so you can gather around to enjoy a nice meal together. There is also a dining room with seating for six and shares a large space with a sectional sofa and a smart TV! The secondary family room has tons of natural light, comfy seating, and a fireplace you can all gather around to either play games or enjoy the smart TV. Taking it outside, the backyard is fenced with great grass, comfortable outdoor seating/ dining, and an outdoor game Texans love- corn hole! The front porch has a little seating area as well, perfect for enjoying your morning coffee.

In addition to this amazing house, you get an easy experience from start to finish when you book with us (A Stay Above The Rest). We have an incredible team you can call, email, and even TEXT(!) who regularly get called out by name in our homes' reviews. We are available 24/7 for our guests. There are also no keys- you get your very own door code that will only work for the duration of your stay with our smart locks for extra security and peace of mind. We also provide a detailed property and destination guide for each property with things we like to do, eat, info on the house, and more! A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDIGN THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.

Fantastic and cozy home
We had a wonderful stay at this home!! But, I will say that it is mostly due to the management company (I think that’s what they’re called). The home is great, but we ran into a couple of hiccups that would have caused me to knock off a star or two, but the responsiveness of the company was truly remarkable. Don’t let these “hiccups” deter you as they were addressed promptly and have been fixed. But, you can also know that, if you stay here and have any issues, you will be able to reach someone immediately, and they will take care of it. Now, for the home. It was exactly what we were looking for. Roomy yet cozy, and soooo clean!! That’s a huge one for me as I’m a bit of a clean freak. I hate when I check in somewhere and the floor is dirty or there is hair in the tub. Not here - everything was spotless. When we arrived, it was pretty warm outside, and the A/C worked like a charm. Then, a cold front came through and, even with below freezing temperatures outside, we stayed plenty cozy. The only two things I would flag (not deal killers for me, but might be for others): The street that the house is on is pretty busy. We learned quickly to back into the driveway to make exiting easier. There are no USB ports. I am used to those being in houses these days so didn’t pack enough wall chargers, but we made do. Even with the two “issues” above, I wouldn’t hesitate to stay here again. We really loved the home and had a great stay!!

Amazing Stay
This property is just as the photos show. Had an amazing stay with my daughter for 2 nights. Very roomy, well appointed and very clean. The beds and bedding are so luxurious and comfortable it was hard to make myself get up in the morning. My stay was supposed to be with 6 more family member but they had to cancel last minute. Communication with Savannah was excellent. I will stay here again on my next trip. I highly recommend this property you won't be disappointed!

Home away from Home
What was supposed to be a 3 night stay turned into almost 3 weeks. We are locals that had emergency repairs at our own home. The Jollyville Jewel was perfect for our family of 5. Plenty of space for everyone. The beds were comfortable and all the bedrooms had ceiling fans . The kitchen had everything we needed and more. We spent a couple of evenings on the back porch playing corn hole. The neighborhood was great, with easy access to major roads and a beautiful park for daily walks. Close to grocery stores and restaurants, so many choices nearby. Not only was the property great, the property management went above and beyond. They helped turn a stressful situation into a not so stressful one. Highly recommend this property.
