This gorgeous 6-bedroom duplex (both units!) is nestled on Ann Arbor’s west side less than one block from Michigan Stadium! It’s a quick ride to Central Campus, downtown Ann Arbor, and Kerrytown as well! With plenty of parking, this is the perfect spot for any gathering or getaway!
Enjoy high-speed Wi-Fi, Amazon Fire smart TVs in each living room and multiple bedrooms, French Roast coffee pods + Keurig, Memory Foam beds, fresh linens, in-suite washer/dryer, Solimo bath products, and a fully-equipped kitchen in each unit. Message us if there’s anything we can help with!

Our home is a duplex with 2 private entrances. Each unit has a half bathroom on the main floor along with the living room and the kitchen. Up a flight of stairs to the second floor, there are 3 bedrooms and 2 bathrooms. Both master bathrooms in each unit located on the second floor has an en suite bathroom. Both units have a deck along with a picnic table located in the back yard.

99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:
We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.
We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.

Located directly off Stadium Blvd, our driveways and garages together fit up to six cars. The driveways connect and are directly in-front of the house.
There is no street parking on Stadium Boulevard. If you have more than six cars and need extra parking, street parking is available on Edgewood, which is the street north of and parallel to Stadium Blvd.

Each unit is fully accessible via a YALE smart lock at the front door. To enter, press the code we provide in your reservation check-in instructions, and press the CHECK to unlock.
When leaving, type the same code you used at entry, followed by the CHECK, and the door will lock! In addition, the locks will auto-lock after one minute if you forget to lock.

We are available whenever you need! Please feel free to reach out via the app or website you booked on with any specific questions. For any health emergencies, please dial 911. If a system malfunctions (i.e., hot water not functioning or a light has gone out), please send us a message on the app or website you booked on and we will be sure to address it in as short a time as possible (we usually respond within a few minutes). We also have handymen, electricians, plumbers, and landscapers with whom we work, so for any extenuating circumstances, we will happily bring them out to solve your issues post haste!
Extra Sleeping Arrangements

Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two!
Air Mattress: Stored in one of our closets, you will find a queen-size air mattress for additional sleeping space. Designed for camping, it’s extra-sturdy and provides a wonderful sleeping space for two. To inflate, please plug in the pump and wait for it to charge. Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate. You’ll find extra linens and towels in the pullout couch storage compartment as well.
Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a comforter, and extra sets of sheets and pillowcases for the couch and air mattress.

We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:
- No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know.
- Respectful, quiet volume, particularly after 9 pm.
- Please leave your shoes at the door.
- No pets please, as many of the guests we host have allergies.
- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.
- If you break or damage something, please let us know and arrange for its replacement or repair.
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.
