OUTDOOR SPACES: The front balcony includes a small table with seating for four along with a propane gas BBQ grill, offering a comfortable place to relax outdoors.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and the private front balcony. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared laundry facilities are located in the garage and are available for guest use. Guests must provide their own laundry supplies.
Parking: One parking space is provided in the shared double garage, suitable for small to mid-size vehicles and accessed via the rear alley. Additional neighborhood parking, both metered and unmetered, is also available.
Pets: Dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

We had a lovey stay! The location was absolutely perfect- just steps from the beach. There was plenty of room for 4 adults and separate space for remote workers too. The kitchen was well stocked but we were also conveniently located to many restaurants and bars. We would definitely stay here again.

This place is awesome
This place is awesome. It is close to shops and restaurants and pavilions for groceries. It's beautiful to go for a walk along the beach during the sunset and walking to the pier. Plenty of street parking available in addition to the garage parking space. This is place is a gem. Will be visiting more often!

The property is in a great location, one block from the beach and close to multiple restaurants, grocery and liquor store. Also short walk to Newport Beach Pier.
The unit is very well stocked for grilling or cooking.
We very much enjoyed our stay and appreciated the beach chairs, etc.

Great NPB location close to everything
Location was great, close to Pavilions supermarket and lots of restaurants. Boardwalk and beach were at the end of the street. The bathrooms really need some updating. It was nice to have a garage parking spot, otherwise parking would be very difficult.

Great spot near the beach!
We had a lovely family Thanksgiving in Newport Beach. Walking distance to everything: beach, restaurants, shops, grocery store. We enjoyed many beautiful ocean sunsets! Being able to park in the garage and use the shared washer/dryer was nice. Our only suggestions would be to upgrade the mattresses and install light- blocking shades in the bedrooms.

Great location
Very comfortable rental property. Beds super comfortable. Spacious living room with comfy couches. Location is perfect.
Only complaints would be the showers. I am 5’6 and had to crouch down for shower head. Really bad shower experience but everything else made up for it.
Would rent again for sure.

Close to beach
Had a great time with my family for the week. The home was clean, well equipped and great communication with the management. My only complaints were that the beach chairs provided did not work. We tried so many different ones and they all would fall back. The bed frame in the master bedroom needs to be tightened. Anytime you moved the whole bed would shake and make noises.

The house was nice, I would get rid of the carpet and put in LVP flooring throughout. The ceiling was wood painted white and it had a ton of dust stuck to it and needed cleaned badly. It would of been nice to have one more fan to use and a screen door on the door to the balcony so that no flies could get in.

Nice Area
4 of our wedding guests stayed here - I didn't actually stay myself. They felt the property was fine for their needs and didn't have any issues. My initial impressions were that the unit is sparsely decorated and lacked a warm feel. However it was very functional and was well set-up. It could use a little touch up here and there as the age doesn't really show in the on-line listing. Location was good. Entry was a bit convoluted, and I'm sure the residents on the first floor are tired of people ringing the wrong door to gain access to the second floor. The entrance is on the back side of the building up a rather steep set of stairs. Instructions could have been clearer on this. Would I recommend it? I guess so...for the price it met our needs. Not a luxurious property by any means but functional.
