Heated pool home with sun loungers and patio tv for entertainment. The Master Suite has a King Sleep Number bed for ADJUSTABLE COMFORT on both sides for soft or firm preferences! There is a spare Queen Bedroom and a spare Double Twin Bedroom with a shared Bath. Large Kitchen and open dining area with pool view. This floor plan and privacy fence offers tranquility. All bedrooms and living room have full comcast cable and the patio television has Roku. Perfect multi-family/couples arrangement! Beach chairs and umbrellas are located in the garage.

**Simple tranquility~just minutes from the Ocean & Indian River**

Guests that have booked are confirming that they (the primary booker) and any guests that are part of the reservation, are aware and agree to the following rules outlined below, the rules listed under the house rules section, as well as any additional rules listed in the listing description/additional information section:
-$100 per pet fee is required. Non-disclosure of pets will be considered a major house rule violation and will result in dismissal from the property.
-There is a 3 vehicle maximum allowed at the property, including 1 garage space, at all times. Cars must be in driveway and cannot be parked in yard/street or at neighbors under any circumstances.
-We will kindly confirm the number of guests and animals after a guest has booked. Confirmation is needed from the guest before access information is provided and before door codes are activated.
-Due to local city rules and permit regulations for vacation rentals, guests will need to contact the property manager at the number listed in the welcome binder for evening and overnight emergencies. The name and contact number is listed at the top of the front page under "Safety and Important Contact Info" and is also listed at the bottom of the checkout sheet where the Wi-Fi information is located.
-Garage offers 1 car parking space that is approx 9ft. wide by 16ft long, 78 inches high. There is another vehicle in the garage that is not allowed to be accessed by guests. Beach essentials such as beach umbrella and chairs are located in the garage.
-No cats allowed due to health hazards to the owner.
-1 House trained dog allowed under 20lbs. If bigger or more than one please inquire before booking.
-Guests are not permitted to exceed listed occupancy in accordance with local laws.
-Animals are not allowed on furniture and dropping must be cleaned from the yard.
-House trained dog under 20 lbs ok, no cats. Dog must be attended to or crated, not allowed on
furniture as well. Dog needs to be cleaned up after inside and outside. If unsure ask co-host.
-Smoking/Vaping is Only Allowed Outside and must be thrown away in the outdoor garbage cans.
-Quiet family neighborhood, no loud music/parties/large gatherings.
-Excessive trash/missed pickups will be $20 fee per occurrence
-No animals are allowed in the pool and all guests are required to rinse off and shower before using the pool, especially if returning from the beach. Please rinse off all items that have been used at the beach before using in the pool. Please do not wear swim wear that is dirty or has been used in the river or ocean. Guests will be charged a service fee if an additional pool cleaning or multiple pool cleanings are needed due to any high phosphates, pet hair, food, excessive sun tan oils/lotions, or sand found in the pool. Loss of use may result as well. Please ask if you have any questions.
-No loud music, yelling, or fights/disputes.
-Linen must be used on the living room couch if used for sleeping.
-Guests are expected to clean up spills and keep rooms tidy. Floors should be mopped and swept if needed due to spills, foot tracks, or pets.
-Pool toys need to be kept out of the pool when not in use so it can be serviced weekly. They're required to be cleaned if they're brought to the beach or river, do not clean them in the pool or you will be charged a pool cleaning fee.
-Any issues and all damage needs to be reported immediately.
-Guests agree to clean the grill grates and grease trap after each use.
-Excessive cleanings or abuse due to spills or dishes/food will result in minimum $250 fee.
-Guests will be asked to leave the residence for significant violations (in accordance with house, local, and state laws) and do so with the understanding they will not be refunded their deposit or any remaining nights on their reservation.

It is also within an hour of Orlando Airport, Disney, Sea World, Cape Canaveral, Water Parks, Botanical Gardens, Riverside (and others) Theater, Vero Art Center, Brevard Zoo, and the list goes on and on.... not to mention the great Fishing!!!
