Our home is family, (and dog), friendly; in an optimal location. We are four houses up from the SKIP bus to CU and Pearl Street; and walking/biking distance to parks, trails, restaurants, ice-cream; as well as Whole Foods and King Soopers.

Fenced backyard with hot tub, large L sofa and full umbrella, trampoline, weber grill, 8-10 seat dining... (Dog door to backyard).

Front porch with views of the Flatirons is great for morning coffee/tea/breakfast... happy hour... evening sunsets.

Kitchen is kept fully stocked, including staples and extensive herbs and spices. (Seasonal herb garden in backyard summer months).

Primary bedroom has comfortable new king mattress and bedding, ensuite bathroom with walk-in shower and soaking tub, walk-in closet.

There are three additional bedrooms upstairs: 2 with queen beds, 1 with full.
These share a recently renovated large bathroom with 2 sinks and rain-shower/tub.

There is a 5th basement level bedroom with comfortable queen mattress, smart tv; and separate bathroom with shower.

All bedrooms have blackout shades.

'Home Theater' in basement - with 110" screen, HD projector. Amazon, Disney+, Netflix, Hulu, HBO, Paramount+/CBS, ESPN+. (Note - we do not have live tv/cable).
There is a Gas Fireplace with thermostat remote control.

This home is in an excellent location within walking distance of trails, parks/playgrounds, a library, south boulder rec center, and Table Mesa Center - with Whole Foods, King Soopers, Sweet Cow ice cream, Snarfs (delicious subs), Southern Sun, Under the Sun, Walnut Cafe (breakfast/brunch), Tandoori Grill (best Indian food), Tsing Tao (great Chinese), Illegal Pete’s burritos, Boxcar Coffee, Starbucks…

The home is just 4 houses up from the SKIP bus that runs to CU Boulder and Pearl Street pedestrian mall downtown. Great for a Folsom Game or Concert.
Pearl Street/Downtown Boulder is a 5 minute drive/Uber. Downtown Denver/LoDo is 25 minute drive.

Note: This is a very family friendly neighborhood - not a party house, rather best for family/extended family, family plus a couple, or max three couples.
