The apartment is accessible by an external staircase (no elevator), on the 1st floor of a small building and is as follows:

*A main room with:
- a modern and equipped KITCHEN area (fridge-freezer, oven, hob, extractor, coffee machine, kettle, toaster, crockery and cookware...) with a standing table and 4 high chairs.
- a LOUNGE area including sofa, coffee table, TV cabinet with TV screen.
It is here that you will access the BALCONY with a table and two chairs

* A bedroom with a QUEEN-SIZE BED 160x200cm, bedside tables and a closet/wardrobe. It has AIR CONDITIONING.

* A small bathroom with shower, vanity unit and mirror.

* Separate toilets.

Please note that:
- FIBRE INTERNET CONNECTION
- WASHING MACHINE
- There is free parking in the adjoining free municipal car park
- You will have access to a private bicycle storage area
- Bed linen and towels are provided and installed
- Check-in and check-out times can be flexible except in case of cross-arrival and departure.


##Notes

The apartment is located next to a Restaurant L'Epicerie Chez JIB which we highly recommend. One of its terraces, located opposite the living room balcony, could be noisy on some summer evenings until 2am.
However, the bedroom is located on the other side of the building and equipped with air conditioning, which will still allow for insulation.


##Neighborhood

The apartment is located in Bourdeau, a charming little village nestled on the western shore of Lake Bourget, in Savoie (73), and dominated by the Dent du Chat culminating at 1309 meters.
Through many marked trails, you will discover an exceptional setting combining the charm of the small port of Bourdeau, the beauty of the shores of Lake Bourget and the majesty of the Massif de l'Épine. It is the last village before the wild coast of the lake.

This way, you will be:

-A little more than 5 minutes by car from the village of Le Bourget du Lac where you will find all amenities: bakeries, tobacconist, PROXI grocery store, etc...

-5 minutes by car from the magnificent Lake of Bourget, the largest natural lake in France, support for a wide variety of water activities: boat rental with or without a license, cruises, sailing, water skiing, wake, rowing, paddle, kayak...)

-A 20-minute drive from the city center of Aix les Bains, Riviera of the Alps, city dedicated to well-being and tourism with its cultural and historical sites, its thermal baths, its spas, its restaurants, its casinos and its 18-hole golf course

- 20 minutes from the city of Chambéry, the historic capital of Savoy, with a rich ducal past and a wide architectural heritage

- 45 minutes from Annecy, the "Venice of the Alps" with its charming old town and natural lake

- A 40-minute drive from the Bauges Massif Regional Nature Park where you can practice alpine skiing, Nordic skiing, skating, sledging, snowshoeing, cycling, hiking, paragliding, with the resorts of Savoie Grand Revard (with La Féclaz) and Aillons-Margériaz

Bourdeau is also:
- one hour from Lyon, Geneva and Grenoble via the Alpine motorway network.
- 20 minutes from the train station served by the TGV leads to Paris in three hours.
- 10 minutes from the small airport of Chambéry and 1 hour from the airports of Lyon or Geneva.
