The Space:

Soft morning light filters into the quiet rooms as you ease into your day, the house calm and inviting around you. After hours exploring nearby parks and attractions, you can return to a space that feels peaceful and familiar, whether you sink into the living room for a movie or step outside to enjoy the private backyard with its pool and fully fenced lawn. Evenings settle gently here in Kissimmee, offering a calm retreat after the energy of Orlando’s theme parks.



Sleeping arrangements

The home accommodates 10 guests across 4 bedrooms and 8 beds. Downstairs includes a kids’ bedroom and a shared bathroom, along with a master bedroom featuring a private master bathroom. Upstairs offers two additional bedrooms and another shared bathroom. Bed linens, extra pillows and blankets, room-darkening shades, and essentials help create a comfortable stay.



Outdoor living

The private backyard is fully fenced, providing an open grassy area and a sense of privacy while you relax by the private pool. The pool is heated, giving you the option to unwind in the water throughout the year. An outdoor dining area and a charcoal BBQ grill offer simple ways to enjoy fresh air between nearby outings.



Kitchen and dining

A full kitchen gives you the freedom to prepare meals at your own pace. The space includes a refrigerator, microwave, stainless steel electric stove, stainless steel oven, and dishwasher, along with the cooking basics needed for simple meals. A breakfast nook in the kitchen and a separate dining area create gathering spaces for shared meals.



Living spaces and amenities

The large living area offers comfortable seating for movie nights or quiet breaks between adventures. A TV and theme room add entertainment options, while central air conditioning and central heating help keep the home at a comfortable temperature. In-unit laundry with a washer and dryer provides convenience for longer stays or families with little ones. Additional family amenities include a pack ’n play or travel crib, high chair, children’s dinnerware, and children’s books and toys.



Neighborhood

Located in the Lake Berkley community, you have access to nearby shared features including a gym, community pool, and lakes with walking paths, picnic spots, and wildlife viewing. Fishing opportunities and open spaces around the lakes offer relaxed ways to spend your time close to home. The gated entrance provides a sense of ease as you come and go.



Perfect for guests seeking easy access to Disney World, SeaWorld, and Universal Studios, the home also sits close to Hwy 192, Walmart, Medieval Times, and a range of restaurants. Free parking on premises, free street parking, WiFi, and self check-in with a keypad support a smooth and simple stay throughout your visit.



Getting Around:

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $250 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
