As one of two of custom-built homes in Summit Sky Ranch, Byers Valley Escape is a remarkable mountain modern home with easy access to trails as well as having incredible privacy with easy access to Summit County ski areas.
The home features its own private hot tub and firepit! This lot was also the first to close in the neighborhood and enjoys unrivalled privacy at the end of the cul-de-sac with National Forest on two sides. As an additional fun fact: This home was selected for use in a 2021 photo-shoot for Volkswagen’s advertising campaign! This custom built 3,605 sq ft multi-level home offers 4 bedrooms and 3.5 bathrooms and a heated double car garage. The home can sleep 10 people comfortably with seven beds and two additional sofa beds.
The upper level of the home includes stunning views out each window, a comfortable living space with a wood burning fireplace and a flat screen TV, a expansive patio and deck, private hot tub, a gas firepit and BBQ area, a dining area, a well equipped kitchen with a 20sf granite island, and a half bath. The gourmet kitchen includes a full spice drawer, Vitamix blender, deluxe Instapot with a integrated air fryer, Keurig with plentiful varied pods and a grill outside the kitchen patio. The private hot tub is set back from the house, against the National Forest! 8 hot tub robes are also provided. Enjoy a meal with the entire family at the large mango dining table that seats 12! The generous master suite with king bed also features a large soaker tub and a steam shower, with complementary scented oils. The second master, which is even larger, at ~500sf showcases a king bed as well as an additional sofa bed. Also upstairs is a separate laundry room.
The lower level includes a spacious media room with 70` TV, large plush sofa and three giant bean bag chairs. This is the perfect space for kids to hang out, equipped a full-size table tennis table, board games, puzzles, and a movie theater area. Additionally, the lower level offers a bedroom with bunkbeds, a queen bedroom, and a full bath, a living and laundry area.
Special Features: This home offers two 240V outlets in the heated garage for EV charging and the long driveway can accommodate several vehicles. The garage also offers a ski rack, four boot warmers, two sleds, four sets of snow shoes, two inflatable Paddle Boards, two fishing rods, waders, disc golf discs all for guest use to enjoy the amazing outdoors. Additionally, for those who need to WFM a comfortable desk with two monitors and connections are set up with 1GB fast interest service provided by Comcast. Guests can stay warm with in-floor radiant heating throughout with 8 zones individually controlled by Nest Thermostats.
Guests also enjoy full access to Summit Sky Ranch’s resort-style amenities, including the Aspen House, heated pool (open all year round), hot tubs, lake, and inviting community spaces throughout the neighborhood. Please note these amenities are shared and located within the community, not at the home itself.
The Aspen House features an outdoor heated pool, hot tubs, fitness center, wellness room, community lounge, and outdoor fire pit. The Lake House offers additional hot tubs, fire pits, grills, and access to Lake Everist for fishing, kayaking, and paddle boarding.
Hours and availability are subject to change, and guests may be required to sign a liability waiver prior to using community amenities.
Beyond the community, guests can enjoy endless outdoor recreation nearby including skiing, snowshoeing, sledding, ice skating, hiking, mountain biking, and water sports on Lake Dillon, along with shopping and dining in Silverthorne, Frisco, Breckenridge, Keystone, and Dillon.

Rental Agreement
This Rental Agreement (this “Agreement”) is made as of the reservation date listed on the Website (the “Date of this Agreement”), by and among Guest, Owner and SSR (as those terms are defined below).
Recitals
A. Owner (“Owner”) owns the home (the “Property”) located at the address listed on the short-term rental reservation website or OTA (the “Reservation Website”). B. Owner engaged Summit Sky Ranch Homeowners Association, Inc., a Colorado nonprofit corporation (“SSR”), to manage the Property and SSR has used the Reservation Website to rent the Property to potential guests. C. Guest (“Guest”) made a reservation on the Reservation Website to occupy the Property for the period of days reserved on the Reservation Website and desires to enter into this Agreement with Owner and SSR, subject to the terms and conditions below.
Agreement
SSR rents the Property to Guest on behalf of Owner and Guest rents the Property from SSR on behalf of Owner, together with the nonexclusive access to and use of the amenities of Summit Sky Ranch, for use only as a residence, and subject to the terms and conditions of this Agreement. The term “Guest’s Occupants” as used in this Agreement refers to Guest’s invitees, licensees or guests. 1. Property Rules. In addition to all rules, terms and conditions described in this Agreement and on the Reservation Website, Guest and Guest’s Occupants will comply with the rules applicable the Property or provided to Guest at or prior to the Guest’s check-in date on the Reservation Website. The parties agree that no tenancy is created by the execution of this Agreement. 2. Rental Period This Agreement shall commence on the Date of this Agreement and shall expire on the check-out date (“Check-out Date”) set forth on the Reservation Website at 10 a.m. (the “Check-out Time”), unless terminated at an earlier date in accordance with the provisions of this Agreement. Guest is required to check-in and check-out according to the procedures specific to the Property as provided on the Reservation Website. Guest can request an early check-in/late check-out in advance. SSR may grant the request in its sole and absolute discretion. Entering and occupying the Property before the Check-In Time may result in additional charges and acceptance of the Property in its as-is condition. If Guest fails to follow the correct check-out procedures, SSR reserves the right to charge Guest additional fees to recover the cost from such failure, including one additional day of the Fee (defined in Section 4 below) plus all fees and taxes. SSR will use commercially reasonable efforts to have the Property ready for occupancy by the Guest at Check-in Time.
2. Guest is responsible for the cost of replacement and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced or not returned.
3. SSR Access to Property SSR or SSR’s employees and agents shall have the right to enter the Property, during reasonable hours, to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or, at any time, in cases of emergencies, but SSR shall not unreasonably interfere with the quiet enjoyment of Guest and will provide to Guest advanced notice whenever possible.
4. Reservation Costs Guest shall pay the rental fee (the “Fee”) and any security deposit amount (the “Security Deposit”) set forth and at the time designated on the Reservation Website to occupy the Property in accordance with the policies on the Reservation Website. The Reservation Website will automatically charge the Fee due on the credit card provided by Guest in accordance with the policies set forth on the Reservation Website. If Guest fails to timely make any payment when due, or if Guest’s credit card declines any charge by the Reservation Website for any reason, SSR reserves the right to terminate this Agreement and SSR may retain all amounts previously paid by Guest in accordance with the policies set forth on the Reservation Website. The Reservation Website will collect and refund the Security Deposit pursuant to the policies set forth on the Reservation Website provided no damage is caused during Guest’s stay, subject to the provisions of Section 8 below.
5. Property Damage/Violation of Rules. Guest is liable for any or all damage to property, common areas of property or common areas where amenities are available to Guest, due to the negligence and other actions of Guest or Guest’s Occupants. Guest shall keep and maintain the fixtures, furniture and electronics of the Property in as good as condition as received. Guest acknowledges and agrees as follows: (a) Guests: No other persons shall occupy the Property at any time, except those registered in this Agreement. Occupancy of the Property is limited to the number of occupants permitted for the Property. Violation of occupancy limits can and will result in Guest and Guest’s Occupants being removed from the Property, and forfeiture of Guest’s Grand Total, including, without limitation, the Security Deposit. (b) Summit Sky Ranch Amenities & Aspen House: Guest and each of Guest’s Occupants must read and understand the Aspen House and any other Common Area rules and sign an Amenity Waiver prior to use. Guest will be charged for any damage caused by Guest or Guest’s Occupants and SSR may terminate this Agreement for Guest’s or Guest’s Occupants’ violation of the Aspen House and any other Common Area Rules. Should the Aspen House or any other amenity become unavailable due to routine maintenance or for any reason, Guest is not entitled to any compensation or refund. (c) Noise: Guest and Guest’s Occupants shall not make or permit any excessive, disturbing or annoying noise in or on the grounds of the Property or permit such persons to do anything that will interfere with the rights, comforts, or conveniences of neighbors or other persons in the surrounding area. No noise is permitted after 10:00pm.

This was a place to remember! This house puts the L in luxury. I booked this place for a Christmas vacation for my family of 5. From the heated floors to the downstairs tv room this place was amazing. Very clean, very detailed, very spacious.
Pots/pans/utensils and spices you will ever need.
This house located in the back of the neighborhood gives you plenty of privacy.
I have nothing negative to say about this place. My only recommendation is that the courtesy shampoo/conditioner to be upgraded to a nicer brand.
