Some of the interior features include a tall vaulted ceiling in the living room offering an abundance of natural light, engineered wood floors, kitchen with black stainless steel appliances and attractive backsplash.  The downstairs master suite has tray ceiling and walk-in closet.  The huge upstairs suite has an en-suite bath and front patio overlooking the community. The exterior offers a huge back pavered and tiled back porch with a 52" Smart TV, propane firepit, artificial turf grass on the back sides, privacy fenced back yard, metal roof, palm trees, and low-voltage landscape lighting.

The Villas of Frangista Beach is conveniently located in the heart of Miramar Beach and offers easy access to everything the area is known for. Ride your golf cart to the beach, Silver Sands Outlets, The Destin Commons, or any of the many beach front restaurants including Whale's Tale, Pompano Joe's, The Crab Trap, Surf Hut, Bad Ass Coffee, Camille’s and more!!! The community also offers private beach access through the Hollywood Gate Entrance and Scenic Gulf Drive, as well as a community pool.  

KITCHEN - FULLY FURNISHED: New appliances, full size refrigerator, gas stove/oven, microwave, counter-top small appliances (coffee pot- drip and Keurig, toaster, blender, crock pot), silverware/knives, pots/pans & baking sheets/pans. Everything you need to cook fabulous meals and enjoy privacy in your home away from home.

MASTER BEDROOM:  Large bedroom with king bed, 42” flat screen Smart TV with upgraded on demand cable package, dresser, nightstands, and ceiling fan.  There is a private en-suite bath with his and hers vanity, jet tub, and walk-in shower.  The floor plan boasts a split bedroom design for plenty of privacy.

SWIM AT YOUR OWN RISK/NO LIFEGUARD ON DUTY.
No smoking or glass allowed
Shower before entering pool
Children under 14 MUST be accompanied by an adult
Children MUST be potty trained or wear swim diaper in pool
No animals, skateboards or bikes in fenced pool area
No food or drink within 4 feet of pool. NO GLASS containers.
NO DIVING, running or horseplay allowed in pool area
No climbing on pool fence/gate
Remove all trash, pool gear/toys when leaving
No loud music
Please observe quiet time from 10pm-6am

The Neighborhood:
Whispering Palms is a beautiful beach community. We hope that a stay in our beach community will leave you feeling refreshed filled wih memories and dreams for future retreats!
Please no laundry, beach towels etc. can be placed over railings or hung where visible from the street. Bicycles and beach gear must be stored in the garage or storage closet.
Please observe quiet time from 10pm-6am. Noise complaints and/or loud parties are generally handled by the Walton County Sheriff’s Department.
Garbage pick-up days are Monday and Thursday. Garbage collection hours are between 6:00 AM & 10:00 AM
Garbage must be bagged within the garbage container.
Containers should not be brought to the street until the evening before pick-up (Sunday & Wednesday nights). Please place the container on the curb before you go to sleep. Containers should be returned to the can enclosure no later than noon the next day. (Monday & Thursday)
Fines will occur for not following HOA garbage pickup rules.

Getting Around:
There is a golf cart reserved for your use. The golf cart is allowed on Sandestin Property only (beach and bayside). The golf cart is not to be driven on any road with a speed limit above 25 mph and doing so could result in a ticket from the South Walton Sheriff. Please do not drive on the paths but instead on the right side of the road. There is a designated golf cart parking area next to the beach access. The golf cart needs to be charged during your stay. The charger is conveniently located on the wall next to the cart parking area. Simply plug in the charger in the back of the cart. Very important: Please do not drive the golf cart on low battery (2 bars). If the battery is drained it will require towing to the dealership and towing charges will apply. Please do not drink and drive the golf cart. Please leave the golf cart key on the kitchen counter when you depart. If the key is lost there will be a replacement fee. If any damage occurs to the cart, please report it immediately.

There is parking for 3 cars only. Parking on the street is not permitted.
No parking at the clubhouse between the hours of 10pm-7am. Parking is permitted for passenger vehicles only. No trailers, personal watercraft, boats, motor homes, motorcycles, mopeds, three-wheeled scooters, ATV, go-carts permitted. Parking is prohibited on grass, sidewalks, vacant lots, and common areas along with overnight street parking. This includes the parking of golf carts on grassy areas or pine straw areas. Failure to obey parking rules will result in a fine and/or towing at the guest’s expense.

Other Things to Note:
The Sandestin Baytowne Marina, offers nightly boat slip rentals. This full-service marina features 233 slips accommodating vessels up to 140 feet, with 90% of the slips available to the public on a first-come, first-served basis.
