Beautifully remodeled home! Enjoy a private setting on a pond with direct views of Quandary Mountain. Only ten minutes from downtown Breckenridge where you will find shopping, dining and world-class skiing at Breckenridge Ski Resort. Three levels offer room to spread out. Main level features a spacious great room with large kitchen open to the dining room and multiple sitting areas, all facing the large window to take in the view. Enjoy a gas fireplace, private hot tub and private sledding hill!

• State of the art kitchen with stainless steel appliances, granite countertops, an induction stovetop, double oven, oversized refrigerator, wine cooler and a breakfast bar with seating for four.
• Dining table with seating for 6
• Two separate living areas on the main floor facing stunning views of the surrounding mountains.
• Large deck overlooking the adjacent pond and natural landscape where moose can often be seen
• Large hot tub with unobstructed view of the 14er Quandary Peak.
• Small hill in front of the house that is great for the kids to sled on. We do provide sleds.
• Bonus common area downstairs
• Private hot tub located on large deck overlooking Quandary Mountain and a pond.
• Parking Limit: 3 (no garage access, outside parking only)
Bedroom and Sleeping Areas:
• Bedroom 1 - Queen with ensuite bathroom and balcony (on its own level, top floor)
• Bedroom 2 - Queen Bed (located on the main floor, next to full bathroom)
• Bedroom 3 - Queen Bed (located on the walkout basement level)
• Additional beds, den area: Full bed, Queen bed
*Please note that no fishing, boating or swimming is permitted in the pond.
**Please note there is no access to the garage and you MUST have 4WD/AWD and proper tires in the winter in order to be able to navigate the driveway.**

• 10 minutes south of Breckenridge Ski Area and Main Street/downtown.
• 5 minutes from the McCullough Gulch trailhead.
• 6 minutes from the Quandary Peak trailhead (please check parking rules and regulations).
• 8 minutes from the top of Hoosier Pass, featuring sweeping views of the southern valley and the many 14ers located there. Several hiking trails in the area as well.
• This home is immersed in nature and provides a very private setting for you and your family and friends.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This house is located at an elevation of approximately 10,000ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There are outdoor security cameras on-site.
» 4WD/AWD vehicle is necessary due to steep mountain terrain. Please note there is no access to the garage.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
