COZY Seaside Studio - just mins from beach - FREE EV Charging.

This is a NON-SMOKING, private* very clean, cute little studio with private entry, Parking available onsite with an electric charging station. (Note: for EV charging, please request ahead of time during booking).

INDOOR SPACE:
Designed with a "Home away from Home" vibe, This studio (Sleeps 5) caters all your needs in a functional layout with relaxing coastal vibes. Studio includes bathroom, Fully functional kitchenette with electric stove top, refrigerator, microwave, toaster oven, blender, coffee maker, French press set up, Front Load Washer & Dryer,
(2) Plush Hybrid queen size beds, (2) Memory Foam Twin beds, dining table, Closet, 48 inch TV. STREAMING SERVICES ARE ALSO PROVIDED AS WELL (NETFLIX AND PRIME VIDEO).

OUTDOOR SPACE:
Hot Tub, Outdoor seating and and Charcoal Grill. Your complete privacy is respected while you are using the Hot Tub. Please do keep noise levels to a peaceful & moderate level. (NOTE: Hot Tub is available year round).


GUEST ACCESS:
Guests can access the studio by going down either the side stairs on the LEFT side of the home which has handrails or guests can access the studio on the RIGHT side of the home where there is a set of stairs and gravel pathway just through the arbor arches. (NOTE: the right side entry doesn't provide handrails and is a little bit steeper). There is a key lock box located for contact-free check-in. Host will send check-in details to guests the day before arrival date. Sharing pins or access codes with any individual other than registered guests is a violation of these rules.

(PLEASE BE AWARE THAT GUESTS WILL HAVE TO UTILIZE STAIRS TO ACCESS THE STUDIO DURING THEIR STAY)

Guests have access to the amenities of the studio to include:

• 2 Sit-in Kayaks w/ paddles and life vests. (Tides vary in the bay area, so guests are to use at their own leisure).

• Outdoor patio seating (Beach towels are also provided).

• Therapeutic Hot Tub (please review Hot Tub Rules while staying).

(PLEASE NOTE: ALL GUESTS ARE REQUIRED TO SIGN A "WAIVER RELEASE OF LIABILITY BEFORE USING KAYAKS AND HOT TUB).

LOCATION:
The studio is great for anyone wanting a private location but within walking distance to the beach front.

Local Attractions:

 5 min walk to Jackson Road Beach access point.
 10 min walk to C-Shop Candy Shop.
 12 min walk to Birch Bay State Park.
 20 min walk to Local Beach Front Restaurants.


PARKING:
• FREE PARKING ON-SITE: There are 2 parking spaces located at the top right side of the driveway dedicated for guest parking. There is a sign posted stating “Guest Parking”.

• FREE EV CAR CHARGING: There is a space on-site with an electric vehicle charging station available at no-charge to guests. Guests must PRE-RESERVE spot with host before arriving.


NOISE:
The studio is located on the bottom level of a Tri-Level beach home (Note: the studio is not located in a basement setting). The noise is noticeably reduced with noise dampers, but please keep in mind the host and pet lives above the rental. Sleep packs are provided in the studio for any light sleepers.


COMFORT:
The studio offers central heat and air and is shared within the home, so guests will need to contact the host to request any temperature adjustments. Portable heaters and fans are provided for extra comfort as well as blackout curtains to help reflect sunlight and keep the studio temperatures cooler during warmer months.

Other details to note:

HOUSE RULES:

• No smoking or vaping.

• No events or parties (If determined that a party/event is taking place at property, host has right to evict tenants and guests with no refund given).

• This property sleeps 5 people (If we determine you have more than 5 people, we will charge a fee of $25 per person, per night. Violation will lead to removal of all guests without refund).

• Must be at least 25 years old to reserve studio. (Reservations or requests made for anyone under the age of 25 will not be honored).

• Check-in is at 3PM and Check-Out is at 11AM.
(Note: Early check-in or late check-out is based on availability, but we try to accommodate as best as we can. We encourage guests to call the day of arrival to see if early check in is available. For late check out, you can call the morning of or the night before).

• Excellent WIFI is provided. Any disruption in that service or any power outages will not be eligible for guest refunds, as it is out of the hosts control.

• For guest safety and security, Sharing the lock box code with any individual other than registered guests is a violation of these rules.

• For guests bringing pets, I am happy to say, I offer a pet-friendly studio but want to communicate that guests need to ensure the pets are clean, housebroken and well-behaved. Pets must remain with the owner during the length of the stay. I offer a very reasonable pet fee and is due during the time of booking. The pet fee is a non-refundable flat fee of $50.00 up to two pets. (Please Note: A $200 cleaning fee will be charged for additional costs for any damages caused by the pet or any trace of fleas or ticks).
