**PLEASE MESSAGE BEFORE INSTANT BOOKING**
Starting 01/01/24 and ending 03/30/24 there is a 4-night minimum stay. Starting 03/30/24 and ending 01/04/25 there is a 7-night minimum stay, beginning and ending on a Saturday. Check in 4PM on Saturday, Check out 10AM on Saturday.

Enjoy this 3 bedroom, 1 bathroom condo at 9 E 28th Street 2nd Floor. BEACH BLOCK unit with a HEATED POOL is steps from the ocean! Three bedroom and one bathroom second floor condo with deck can accommodate up to 6 people.

LOCATION: This convenient unit is the perfect spot to relax and enjoy all the attractions of Avalon. The beach is only steps away, plus there is an arcade and tons of free parking right across the street! Easily walk into Avalon's town center for dining and shopping or relax by the heated pool.

UNIT: This charming condo offers a brand-new kitchen with new cabinets and appliances, an open living room, dining area, vaulted ceilings, and a sun deck with OCEAN VIEWS. This comfortable unit has three bedrooms with new bedroom furniture, new sofa, and brand new bathroom. (1st bedroom: king bed, 2nd bedroom: queen bed, 3rd bedroom: 2 twin beds). There is a washer and dryer in the unit for your convivence. We have free Wi-Fi and a Smart TV or Roku Stick (no cable!).

Important Notes:
- Pool area will be open by 05/25/24 and closed on 09/28/24.
- Pool area will be open by 05/24/25 and closed on 09/27/25.
- We are pet friendly! Your pet is welcome as we consider them part of the family! Prior approval and pet fee is mandatory. Your pet is not permitted to be near the pool area or in the pool. Our pet fee is $65 PER DAY for ONE pet. We require the name, breed and a photo of your pet prior to approval (some restrictions apply). If the pet is not disclosed before your stay, we will charge $250 per day, per pet, or removal.
- Linens, towels, toiletries and beach equipment are not provided. If desired there are several local companies that rent linens, towels and beach equipment such as @ShoreService or you can bring your own. Beach tags are NOT INCLUDED!
- The coolest A/C setting is 70 degrees, and the warmest heat setting is 75 degrees.
- Strict No Parties Rule: Avalon Borough has a strict noise code. In the event that our tenants violate that code, we could lose our Rental License for three consecutive years. If, as a result of your stay, our Rental License is revoked for any period due to a code violation, you and your guests WILL BE HELD RESPONSIBLE FOR 3 YEARS OF RENTAL INCOME.

Notice: Cameras monitor the outdoor spaces around our home for safety and security purposes. We require photo ID for any guest age 18+ prior to your stay.

Could have been a lot better!

First off, the property manager (Carissa) is wonderful - helpful and professional to deal with. But she has a tough property to manage -- it is a corporate owned property, very sparsely outfitted (i.e., no coffee grinder) and had just been rented by a group of partiers the week before. Closet door was no longer attached, the air conditioning did not work (provisional window units put in but they blared and blew loudly right over one of our party's head as they slept), There were signs of the revelry had, from a mattress pad that was left wet in the washing machine, to empty beer cans under the bed. No umbrellas on porch. Great location but a really stripped down, rental unit for the price. You sure can tell the difference with a corporateowned unit, versus a place that is lovingly maintained.

We arrived and found unit was 85 degrees Had to go buy (2) fans just to sleep Called agent and found out A/C was broken Agent got it fixed quickly But suffered for (3) days

I'm glad we were able to get it repaired immediately once I found out. I know you said you didn't want to be a bother and bring it up but I'm happy to be here 24/7 for you! My Experience

Location - 100% There cannot be a better location. Steps from the beach. Plenty of parking. Pier is right there and your in front of a wide open space on the corner. Communication -100% Near immediate answer for any question. Cleanliness - 80% - I understand it's a shore rental and generally the place was clean, Bathroom was clean, Kitchen and refrigerator were clean. Two small issues: the out door shower had green slime on the floor best to take shower with sandals on. The air return vent needs to be changed. Temp- 40% The thermostat is maxed out at 70 you can't go lower. One night was unbearably hot for some. We were on the second floor and there was a little breeze. We kept the drapes drawn during the day but it was just hot by sundown. Fortunately of the days we stayed it was only one night that was hot, the other night no humidity and comfortable. So if your heat sensitive this could be an issue. I would suggest to the owner to at minimum get move fans, there was only one.... Conclusion: I'd definitely stay again but only this same time of year or say June as that's the best chance of having cool dry nights. The place worked out great. All and all it was very relaxing great place to stay if you can accept the things I outlined. As always we left the place in perfect condition for the next group!

Condo with Pool Close to Beach

3 BR Condo with Pool that on the beach block . Modern Kitchen. Spacious Deck. The rest of the condo, especially the bathroom, could use an upgrade. The upkeep of the property could be better as there was noticeable garbage under the stairs, grill was dirty and the bathroom had some noticeable mold in the shower area. Rental agent was quick to respond to any issues that could be addressed immediately. The price of the rental comes down to personal preference and if you feel the location and ammenities are aligned with the price point. Overall we enjoyed our week in Avalon.
