This 80 sqm apartment is located in East Raya Gardens, a mid-rise condominium developed by DMCI, offering a luxurious yet community-focused living experience.

Bedroom:
This spacious 3-bedroom, 2-bathroom home offers comfort and convenience in every corner.

- Bedroom 1 features a king-sized bed, an en-suite bathroom, a wardrobe, a TV, and access to a private balcony, perfect for relaxation.
- Bedroom 2 comes with a cozy double bed, drawers for clothing storage, and access to the balcony.
- Bedroom 3 includes a queen-sized bed and a wardrobe for all your storage needs.

Each bedroom is equipped with air conditioning, fresh linens on the beds, and electric fans to ensure a cool, comfortable living space. Whether you're unwinding or working, this apartment provides a peaceful and well-equipped retreat.

Living Area:
The living room is designed for relaxation and entertainment, featuring a TV, a collection of books, a cozy sofa, and 2 ottomans that can seat up to 9 people. An electric fan is also provided for additional comfort. The open layout connects to the dining area, which comfortably seats 6, ideal for meals and gatherings. The AC in the living room as seen in the photos isn’t working (we’ll have it dismantled when we’re ready to replace).

The fully equipped kitchen is ready for all your cooking needs, complete with a 2-burner induction stove, oven, blender, refrigerator, and all the essential cutlery, crockery, mugs, and wine glasses. To make your stay even more convenient, cooking essentials such as oil, salt, and pepper are provided. Though you may need to restock on these items for longer stays. Drinking water is also available. Water refill instructions are included in the House Manual.

Bathroom:
This property offers two thoughtfully designed bathrooms to ensure your comfort during your stay. Each bathroom features a refreshing cold-water shower—ideal for cooling off in our warm climate—as well as modern bidets and complimentary essentials including shampoo, body wash, conditioner, and toilet rolls. For longer stays, guests are welcome to replenish these items as needed. Whether you're returning from a day of adventure or simply starting your morning, these clean and functional spaces provide everything you need.

Balcony:
The balcony extends from the master bedroom to the second bedroom, creating a spacious outdoor retreat. Featuring a BBQ grill, live plants, and comfortable outdoor furniture, it’s the perfect spot to relax and unwind.

Parking:
The apartment does not have assigned parking. There is a limited pay parking option inside East Raya Gardens on a first come first served basis. If full, you can opt to park in Mercedes Square, just beside East Raya. Overnight parking for both costs approximately Php350.

Surroundings:
The apartment is conveniently located on Mercedes Avenue, Pasig City, offering easy access to various areas. However, please note that the area can be busy during rush hour, so plan your travel accordingly.

During your stay, you’ll have full access to the entire unit, including the balcony. You're also welcome to enjoy the shared facilities available within the condominium building.

Swimming Pool:
Mondays to Wednesdays, 7AM to 9PM - Php 224.00 per person

If you're planning an event, you can also rent out the Function Room or Videoke Room at the Clubhouse. Just let me know, and I'll be happy to arrange it for you!

Floor mattresses will only be setup automatically if numbers of guests is 7+

Request for bed setup within stay is subject to our housekeeper availability and an admin fee of Php1,000 to pay for her time and transportation.

Up to 2 small pets are welcome at an extra fee of Php500 to account for the extra cleaning time.

We don't allow visitors after 10PM, and definitely no parties or smoking (not even at the balcony - sorry!). :)

East Raya Gardens is a condominium development of DMCI. It features 7 mid-rise buildings (5 floors only) inside a gated community. It is comfortably situated in Mercedes Avenue.

1. Upon booking confirmation, please send a copy of your and your guests' ID as we are required by East Raya Gardens building management to submit Guest Information. If you're bringing your furbabies with you, a copy of the pet booklet is also required. Please provide accurate details regarding the number of guests and pets to ensure a smooth and enjoyable stay.

2. You're welcome to bring up to 2 pets per unit, including caged birds, cats, and dogs (up to 2ft in height).

3. To maintain a clean and pleasant environment for all guests, smoking is prohibited throughout the property, including the apartment and building interiors. You can proceed at the basement parking lot to smoke (remember to dispose off cigarette butts properly)

4. Enjoy peaceful surroundings in our condominium community. Kindly observe quiet hours from 10PM to 6AM, keeping noise levels minimal, including voices and music. Please note, parties are not allowed in the unit; consider booking the Function Hall or Videoke Room for such gatherings.

5. Please take care of the keys to avoid additional charges. A penalty fee of ₱1,000 will be charged for lost front door or balcony door keys, and ₱500 per bedroom key.
