Come by land (year round - Spring, Fall, Winter) (EV charger included-give notice of usage at time of booking) or come by boat (Summer).

The house sits 25 feet from the water’s edge. You have your own private access to the lake waters.

Home in Private Gated Walkable Community good for daily day lit jogs and strolls.

Great for boat watching (lake's pirate ship comes by too) with 180+ degrees of unobstructed lake views.

Choose to water ski/surf/fish or just deep dive right in - directly in front of our home. We are not in an inlet/ not in a no-wake-zone so your water toys are welcome here! Rentals available at the local Marinas. LOUNGE/SWIM AT YOUR OWN RISK.

The home has three floors:

-Top floor Master Suite bedroom with queen platform bed, full platform bed, computer desk and lounge couch. Closet & Built-ins. Crib optional.

-Main (middle/entrance) floor lay out includes open concept living and dining room combo. Main deck, Eat in kitchen and jacuzzi bathroom.

-Lower floor includes a bedroom with a king bed & walk-in closet, another bedroom with (2) single-twin beds - no closet, Standup shower bathroom, lower deck, tv room and laundry closet.

Outdoor: Kayaks included during the summer. Gas BBQ grill & gas fire pit included. Outdoor patios seating areas throughout the grounds.

Floating Dock Available: Memorial Day thru October 15th. Tie up your boat to this.

Local ski mountains/slopes nearby: Thunder Ridge Ski Area & Mohawk Mountain Ski Area nearby (at your own risk).

Stationary Fishing Dock Available: Year-round

Various Lake front patios, seating areas & nooks to choose from for relaxation.

This home comes with an EV Charger too. Do mention it at booking.

We do have neighbors however our home's location on the perimeter offers considerable privacy away from them. Also, you will not hear road noise (garbage trucks) from this home. You will hear lake noise -sounds of nature part of the time, lake activity the rest of the time.

Roadside Private Parking Area/Lot: Flat (Not Steep) paved & wide enough for 2 cars & 1 trailer; or if no trailer then 4 cars. No street parking. EV charger conveniently located. (Do mention the need for an EV charger upon booking.)

Three min from New Fairfield Town Beach, 10 min from ICONS, 440 Line, Stop and Shop, fast food, delis, daycares,

Quiet hours start at 10pm everyday.

The maximum (including children over 5 years old) are 8 people. No day time or night time guests above the 8 person capacity. Automatic charge of $200 per person per night if over the 8 person capacity.

Absolutely No Parties/gatherings. All visitors are checked in at Security Booth.

Be respectful of our neighbors.

No fireworks allowed on this property.

Children are welcome and MUST be supervised at lakefront - LOUNGE/SWIM AT YOUR OWN RISK. Deep Lake level in front of home starts off at 7 feet with a steep decline to 15+ feet and even deeper the further you swim.

PET POLICY:
1. Pets under 20 lbs can be allowed with a $250 charge & with written request of owner approval.

2. Our landscaping and lawn is not dog friendly. If you are looking for a place to have your pets unleashed to roam free, this is property will not suit your habits/needs.

3. Pets must be walked on the asphalt. Pets must be kept on a leash when walked and cleaned up after. No pets allowed on the lawn/landscaping to keep the lawn greenery green year round.

4. The community is in a walkable community. It is a great place for a long walk with your leashed dog.

5. If you are looking to have your pet roam free, there are dog parks outside of our community, a short drive away called New Fairfield Dog Park & New Milford (Candlewoof) Dog Park.
