Few things to note:

Please keep the outside door closed. Our HRV system brings in fresh, filtered air without bugs, but an open door invites them right in.

Please don't leave food on counters or tables — sweet things especially attract ants.

Feel free to open the screened windows anytime for fresh air. Thanks a bunch!

If you have young children, please watch them closely near the pond. For safety, do not allow anyone to swim in or drink from the pond.

No pets
$1,000 fee if rule is broken. Except service animals as defined by law.

No parties or events
$1,000 fee + eviction without refund.

No smoking or vaping anywhere inside, on deck, or on property
$1,000 cleaning fee.

Quiet hours: 10 PM – 7 AM
$200 per noise complaint.

Only registered guests
$250 per extra person per night.

Garbage & recycling
Please use correct bins. Never leave food outside overnight – bears and wildlife are common in North Vancouver.
District charges: $150 for first improper disposal, $500 for each following violation.

Report damage immediately
Accidents happen – just let us know.
