DINING: A dining table is located off the kitchen, seating 4 guests. An additional 2 dining spots are located at the kitchen bench. There is also easy access to the wrap around veranda from this room via sliding door.
LOUNGE: A large lounge suit will comfortably seat multiple guests with large smart TV. Various apps available, guests will need to log into their own accounts. Access to the veranda through two exits.
OUTDOOR: The property features a wrap around veranda to the property with closable sun rooms on the bedroom side, this veranda can be accessed via the dining room, lounge and two bedrooms. The property is enclosed with a fence.
INFANTS/ CHILDREN: Children and infants are welcome at this property. Guests will need to bring high chair and porta cot with them.
PETS: Pets are welcome at this property. We ask all guests to bring their own pet beds and supplies, that any droppings in the yard are picked up by the guests. Any damages will be the responsibility of the guests. Please do not allow pets on the couch or beds.

Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys. THIS PROPERTY DOES NOT ACCEPT PETS UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not be liable for additional accommodation costs in the event of these unforeseen unavoidable circumstances. PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may occur. We have the right to evict any guest during their stay if we deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES. There should be no disturbance to neighbours at any time during your stay. LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Properties with pools will include pool towels for your stay. Any damage or stains requiring additional laundering or replacement of linen may incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee . YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbours, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm. Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for management to provide access plus the cost of replacement keys if required. Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. The property must be left in a clean and tidy condition. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the property. No illicit drugs to be brought onto the property. You must allow repair/service access to the property during reasonable hours. HostyCo is not liable for any damage or loss of property during your stay.
