GENERAL

All bookings are accepted on the basis that you have read, understood, and agree to abide by these Terms & Conditions and House Rules.

Please treat the home with care and respect. Be mindful of neighbours at all times.

🚭 Strictly no smoking
🚫 No schoolies, hens, or bucks parties
👤 Minimum booking age: 25 years
🚗 Please follow all parking guidelines provided
⏰ CHECK-IN / CHECK-OUT
Check-in: From 3:00pm
Check-out: By 10:00am

Late check-out must be pre-approved and is subject to availability and additional charges.
Unauthorised late departures incur a $110 per hour fee.

Access is via contactless entry (key safe or keypad).
Keys must be returned upon departure. Failure to do so may result in a management and/or replacement fee.

🍳 COOKING

Cooking of strong-smelling foods (including curries) is not permitted.
A $450 deep cleaning fee will apply if required.

🐾 PET POLICY (Upon Approval Only)

Pets are permitted by prior agreement only.

Conditions:

Maximum of 2 dogs
Pets must not be left unattended inside the home
Rear courtyard is enclosed but not grassed
Guests must clean up after their pets at all times

Additional charges may apply for:

Evidence of pets inside (excess cleaning)
Failure to remove pet waste from the yard
Any damage caused by pets
⚠️ UNAVAILABILITY

If the property becomes unavailable due to unforeseen circumstances (e.g. fire, storm, damage), we will:

Notify you immediately
Attempt to arrange alternative accommodation

If unavailable, a full refund will be issued.
We are not liable for additional accommodation costs.

🎉 PARTIES & BEHAVIOUR
Parties and functions are strictly prohibited
No excessive noise at any time
No noise audible outside after 10:00pm

Breaches may result in immediate eviction without refund and additional charges.

🛏 LINEN & HOUSEKEEPING

All linen and towels are provided.

Leave used linen/towels in designated areas on departure
Additional linen available upon request (prior to arrival)
Damage or staining may incur replacement/cleaning fees

For longer stays:

7+ nights: optional housekeeping (fee applies)
14+ nights: mandatory housekeeping (fee applies)
⚠️ GUEST RESPONSIBILITIES

Guests are responsible for:

Damage, breakages, theft, or loss
Reporting any issues immediately

Additional conditions:

Do not exceed booked occupancy
Respect neighbours at all times
No illicit drugs permitted
Allow access for repairs/services when required

Call-out fees:

Lockouts / lost keys: $100 + replacement costs
🧹 DEPARTURE REQUIREMENTS

Before departure, please ensure:

Rubbish is placed in external bins
Excess rubbish is removed
Dishes are washed and dishwasher emptied
Fridge is emptied
BBQ is cleaned after use ($100 fee if not)
Property is left clean and tidy
Furniture returned to original positions

Additional cleaning fees may apply if not completed.

🚭 SMOKING & PROHIBITED ITEMS
Smoking inside will incur a $400 fee
No illicit substances permitted

We are not liable for any loss or damage to personal belongings during your stay.
