For the price, I expected much better. The views were absolutely beautiful, and Glenn Lake with its sandy beach were the highlight of our stay.Unfortunately, the property itself needs significant attention. The deck and porch areas were overdue for power washing and fresh paint. The table in the back sits under trees and was covered with debris, especially after it rained.The garage was cluttered with a lot of junk, old water toys that should have been discarded, and several bicycles with flat tires that were not usable. The downstairs carpeting was in terrible condition—old, stained, and dirty. While the upstairs was in much better shape, the downstairs furniture was mismatched, worn, chipped, and unclean. The interior of the home also appeared not to have been painted in many years.This property has an incredible location, but it does not reflect the premium price being charged. With some maintenance, deep cleaning, decluttering, and updating, it could be a wonderful place to stay.

We’re glad the lake views and sandy beach were highlights. The property is a spacious family lake home in a heavily wooded setting near Sleeping Bear Dunes, where surrounding trees and rain can quickly leave natural debris on outdoor surfaces. The furnishings combine antique family pieces with newer additions and are represented in the listing photos. The carpet was replaced in 2021 and is professionally cleaned each year; some lighter areas from prior bleach exposure remain. Certain items stored in the garage, including bicycles and covered personal belongings, aren’t advertised as guest amenities. We’ll continue reviewing the outdoor areas and furnishings as part of routine upkeep. We appreciate your feedback.

Apparently, a new owner and a new property manager (Evolve) since January 2026, yet no on sight review done to compare with listing. Housekeeping contract issued for first time on day of arrival which gave that company no time to do an extensive clearing. Arrived with 2 large trash cans completely full at the street and additional 4 bags of garbage at entrance of lock box in garage. Dirty dishes in dishwasher, condiments in refrigerator with dirty shelves, dried food on pizza pan and grease on grill pan found in cabinets. Our 4 adults spent 4 initial hours cleaning the kitchen to store food that we brought. Ice maker in frig was frozen and did not work. One bathroom shower only had hot water working (no cold) and the other 2 were lukewarm at best. Toilet lever had to be held down for 10 seconds to flush completely and water gathered around base of toilet. All outdoor furniture had to be washed completely and deck was peeling, needs stained/painted. Outdoor grills were both extremely dirty. we did get the propane one working after scraping all of the jets and lighting it manually. Awning windows in one bedroom did not open from inside, had to open/close from outside. No lock on slider door to back deck. Great windows looking out to lake, but all were extremely dirty, inside and out. Appear to be start of mold on bathroom ceiling and one shelf of refrigerator. WiFi quit working This property has potent needs better management. We have pictures.

Great beach but the home did not meet out expectations

We had 13 people in our group—7 adults and 6 grandchildren, all age five and under. The location was excellent, and the shallow beach was perfect for the young children. We were especially happy that none of the kids developed swimmer’s itch, which can be common in northern Michigan. The home included beach toys, games, a high chair, a baby gate, and a crib, all of which were appreciated. The beds were comfortable, the property was quiet, and the beachfront fire pit was a wonderful place to gather in the evenings. The kitchen had plenty of dishes and silverware, and I appreciated that they used durable Corelle dishes.I have stayed in many VRBO homes, and they typically have a few homeowner items such as spices or coffee. This home, however, contained a large number of personal belongings throughout the drawers and closets. There was very little empty storage space for guests, making it difficult to unpack and organize our own belongings.The listing stated that the home had central air conditioning. It does not. Instead, there is a mini-split unit in the main living area with fans intended to circulate the cool air. We found it difficult to keep the bedrooms comfortable during warm weather.The listing also indicated that beach towels and life jackets were provided. They were not available during our stay. We later noticed those items had been removed from the listing, but we had relied on that information and therefore did not bring beach towels. We could find only 10 bath towels for a group of 13, although there were plenty of hand towels and washcloths.One of the three bathrooms was essentially unusable. The shower in the bathroom near the queen bedroom did not work because the shower valve needed replacement, and we were told the owners were already aware of the issue. The toilet in that bathroom also did not flush properly and required service. As a result, our group effectively had only two functioning bathrooms.The kitchen was stocked with many pots, pans, and utensils, but they were so disorganized that preparing meals became frustrating. Finding a functional frying pan with a lid or a large pot for cooking was unnecessarily difficult because of the sheer volume and lack of organization. Guests who don’t plan to cook may not mind, but those preparing meals for a family should be aware of this.
