This privately owned stylish studio in the UNION & CO building is only 10 minutes walk to Queen St, Aotea Sq, Sky Tower, with the vibrant Karangahape Rd just 5 mins away. A great place to stay while exploring or working in Auckland. Enjoy what the CBD has to offer. The Apartment is more like a one-bedroom as there`s a completely separate bed area. Not only is the Apartment perfect but right next door is it`s twin!
Due to restrictions the Pool & Gym is not available for short term guest.

Entry is via a dual key door, with this Apartment on the left. You enter into the lovely relaxing bedroom, moving through past the bathroom and kitchen, which provide the dividing space between the two areas, and into the light and spacious lounge.

This cosy one level studio Apartment has a complete & compact kitchen with oven, stove, fridge/freezer, dishwasher and microwave. Along with all the things necessary to make and enjoy a lovely meal.
There`s also a laundry cupboard with washing machine and dryer for your use.

Hotel quality fresh linen is provided and a small array of amenities.

Things to Note: Check in is easy and convenient via a self check-in lock-box located at 198 Federal St, an easy 750 m , 10 minute straight (ie. no hills!) walk away / 5 min drive (depending on traffic)

THINGS TO NOTE ----
Please remember this is a residential home in an Apartment building. Sorry NO parties or gathering (formal or informal) & NO smoking anywhere on the property (Inc balcony and all common areas). It is very important you ensure you & anyone who is staying there, read the `Other things to Note`.

By booking this property you are accepting these terms & will abide by these rules & restrictions including the Body Corporate and Building Management rules & you accept any consequence if these are breached.

The entire Apartment is for your exclusive & private use.

Pillo manages this property on behalf of the owners. We are available 24/7 for urgent requests, and just a phone call, text, or e-mail away during business hours. (9.00 am to 5.00 pm). If we are called out for non urgent issues outside of these hours there may be a call out fee .

Everything in the city is close. There is a convenience store just around the corner and the closest supermarket is just down the hill and around the corner.
The City Depot has some great eating places 5 minutes away or take an uber down to the Wynyard Quarter and see what is on offer there.
There is also paid public parking at City Depot. Check out Tournament webiste.

The Britomart train station and ferries are a 15 minute walk away. The bus stops are just around the corner.
There is street parking (free after certain hours) and paid parking off Nelson St (Wilson) & Cook St. (Tournament)

Pre - check in requirements: Before check -in, we will require a separate form to be fully completed with ID provided for the main guest. For payments made directly with Pillo, payment must be by the booker only and we require to sight the credit card used prior to check in.

We know you will be respectful of our property and the neighbours but we want to make it very clear to you BEFORE you book, the property and booking restrictions & policies. These apply to inside, outside and all common areas and nearby street. These apply to all guests and those associated with our guests while they are at the property. If you unfortunately chose not to comply with these, your booking will be cancelled & you will be asked to leave immediately plus there are significant associated charges.

**** HOUSE RULES & POLICIES ****

CHECK - IN TIME IS AFTER: 3 pm (15.00) on day of check in. CHECK - OUT TIME IS BY: 10 am (10.00) on day of check out. Charges apply if you arrive early or leave late.
• No SMOKING OR VAPING anywhere on the property (Inc inside, outside, balconies & common areas)
• No PARTIES, GATHERING OR EVENTS of any kind (formal or informal)
• No LOUD NOISES or UNACCEPTABLE or ILLEGAL BEHAVIOUR of any kind or activates or items in or on the property. Curfew is between 10pm (22.00) & 9am (09.00)
• No DAMAGE, MISUSE, BREAKAGES or REMOVAL of the property, building, common areas or neighbours property & any contents. You are fully responsible & liable for any repairs & replacements.
• ALL Building Management & Body Corporate rules & regulations MUST BE adhered to, including any building access requirements.
• ALL VEHICLE PARKING instructions and restrictions need to be compiled with. Otherwise you will be TOWED, at your cost!
• No TAMPERING WITH ANY SAFETY & HEALTH DEVISES including smoke alarms
• Additional services or Items: Charges for hire and delivery may apply and MUST be prepaid for.(Inc additional bed linen)
• Beds: Only beds can be used for sleeping on. Linen hire is compulsory for extra beds (Inc SOFABEDS) & is an additional charge to the nightly room rental charged for guests staying.
• Any quests staying or stayed not included in booking will be asked to leave & extra guest booking charges will apply for the whole booking period.
• Cleaning: As part of your booking, a light after- stay guest clean is included. You are expected to leave the property in a tidy & cleanly state with all dishes cleaned & put away & beds left unmade, all table & bench tops cleared. All rubbish must be placed as instructed. If the property is not left in a tidy condition & rubbish removed as requested you will be charged additional cleaning fees.
• For stays longer than 14 days, a guest paid refresh clean & linen change will be required as part of the booking.
• Amenities: This property is not serviced. Short stay is about self-catering but we do provide a small array of amenities to support you for your first day. These are not replenished during your stay.
• Luggage: Please note we DO NOT have facility to store luggage at our properties.
• Access Keys: If you lose, damage or take the access keys you will be charged the cost of replacement plus a Pillo admin fee.
• Locked out: If you lock yourself out you will be charged a Pillo call – out fee + any building management & security charges & any lock smith charges. You may be required to supply proof of identity & booking before being given access. Response time cannot be guaranteed.
• Left items: At your cost (& pre –paid) Pillo will attempt to retrieve & return any left items to you. Please note any retrieved items will only be held for one month before being disposed of
• We do not accept any MAIL or PACKAGE deliveries. Any received will be returned to sender at your cost.
• Cancellations: Please refer to listing cancellation policy. Please note there are no refunds if booking is cancelled once property is occupied.
• Car parks: If a carpark is mentioned in the listing. Availability is not guaranteed at time of booking. Please check with us. Charges will apply and must be paid before arrival. Daily charges are full day only rates.
• No PETS
• Contact: We are available 24/7 for urgent & emergency requests (only) & just a phone call, text, or e-mail away during business hours (8.30 am to 7 pm). If we are called out outside of these hours, request is non urgent, or additional items are required, a callout & delivery fee may apply.
Check in 3.00 pm.
Check out BY 10.00 am. Our cleaning team comes just after to service the property. Please note there is a minimum fee of $150 for not checking out on time.
NO shoes in the apartment.
This property can not be used for receiving mail.
