Check-in and Property Access
Self check-in: Entry is done directly at the house using a unique code sent prior to arrival.
Hours: Check-in after 4 PM | Check-out by 10 AM
Early check-in or late check-out may be requested, subject to availability and additional fees. Please contact us in advance.
Important: All guests and visitors must be registered at the gate. Please send the full names of all visitors at least 1 day before check-in to ensure community access.

Grocery and Courtesy Items
We recommend visiting the nearest supermarket to purchase any additional items you may need during your stay.

Courtesy items provided to guests:
2 rolls of toilet paper per bathroom
1 large trash bag in the outside bin + 1 extra bag
Shampoo, conditioner, and soap in all bathrooms
Laundry and dishwashing detergent
Sponge and dish soap

Important notes:
We do not provide condiments, spices, or any other food items in the home.
These items are not restocked during the stay, so we suggest bringing or purchasing what you need for the remainder of your visit.

Cleaning
Daily cleaning is not included in the rental price.
Before your arrival, the home will be thoroughly cleaned and inspected by a professional cleaning company.
Additional cleaning services during your stay can be arranged for an extra fee.

Property Use
Moving furniture or equipment inside the home is not permitted.

Pool and Spa Heating
Fee: US$ 39/day (minimum 3 days)
If requested on check-in day or during the stay: US$ 59/day
Pool and spa share the same heating system (maximum temperature: 96°F / ~36°C)
It may take up to 24 hours to reach the desired temperature
The system may not function properly in very low temperatures (near freezing)

BBQ Grill
Usage fee: US$ 120 + taxes (valid for entire stay)
Includes: 1 full propane tank + cleaning after check-out
If the gas runs out during the stay, the guest may refill it. We will reimburse the amount upon presentation of the receipt and a photo of the installed tank.

Pets
Up to 2 pets allowed per reservation
Fee: US$ 100 per pet

Air Conditioning
Central system that cools the entire house
Temperature set at 74°F (23°C) for optimal performance
Doors and windows must remain closed while AC is on
There is no individual temperature control for each room

Trash
All trash must be bagged in bags up to 13 lbs, securely tied, and placed inside the outside trash bin — not on the sidewalk or street.
Loose trash, grocery bags, or trash outside of bags will not be collected.
Cardboard boxes must be flattened and properly packed.
Sharp objects must be discarded separately for safety.
Incorrect trash disposal will result in a US$ 100 fine, with photographic or video evidence.
Trash is collected daily starting at 9 AM and must be placed in the bin by 10 AM for pickup.

Garbage Disposal (Kitchen Sink)
Do not put bones, coffee grounds, onion peels, or grease down the sink
Always let cold water run while using the disposal

Parking
Please park only in the spaces designated for the property.
Do not park in restricted areas, sidewalks, streets, or blocking other garages.
Blocking streets or garages may result in immediate towing by local control without prior notice.
Please respect the community rules to avoid fines and inconvenience.

Club Access
Guests have free and full access to all community amenities: pools, gyms, game rooms, etc.

About the Community
Champions Gate Resort is a gated, modern, and secure community with 24-hour security, ideal for families and groups seeking peace and comfort.
Since it is a vacation rental–focused neighborhood, we do not control events or noise from neighboring homes.
We are also not responsible for HOA-managed amenities or their availability during your stay.

Visitors are allowed as long as the home’s maximum occupancy is not exceeded.

Violations such as smoking inside the home, property negligence, or excessive trash disposal will result in a US$ 500 fine.

CANCELLATION POLICY:
• 50% refund if canceled 60+ days before check-in.
• No refund if canceled 59 days or fewer before check-in.
• Refunds processed within 7 days after cancellation (processing fees apply).
