The Nishi Building is designed with sustainability in mind, holding an energy efficiency rating of 8. Its solar passive design, natural cross-ventilation and thermal mass insulation help keep the apartment cool throughout summer, without relying on artificial air conditioning. In winter, the apartment naturally retains warmth, so heating is only needed on those extra-chilly Canberra nights.

BEDROOM:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has plenty of wardrobe space for your luggage.

BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a Hisense 55` Smart TV, which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platforms subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

BALCONY:
Enjoy the comfortable outdoor setting, perfectly positioned to capture sweeping views of Telstra Tower and Black Mountain.

COMMON AREA:
The Nishi lobby offers a welcoming fireplace, ideal for settling in with a favorite book and a glass of Canberra red.

PARKING:
The parking garage can fit up to 1 car. There are also options for free and paid street parking.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Set in the heart of New Acton, this stylish apartment puts you right in one of Canberra’s most vibrant and creative neighborhoods. Just a 2-minute walk from the local shopping village with a Coles supermarket, pharmacy, bottle shop, butcher, Thai restaurant, Red Rooster, and more, everything you need is right at your doorstep. Enjoy dining at some of Canberra’s most popular spots like Monster Kitchen & Bar, REBEL REBEL, Parlour Wine Room, and Briscola Italian, all within a few minutes’ walk. Grab your morning coffee at Pollen, Espresso Room, or The Gods Café & Bar before exploring nearby attractions.

Take a stroll down to Lake Burley Griffin for a walk or cycle along the water, or visit the National Museum of Australia, National Gallery, and Parliament House — all less than 15 minutes away. Canberra Centre in Civic is just a short drive or 10-minute walk for shopping, dining, and entertainment. Blending art, nature, and city living, New Acton offers a lively yet relaxed atmosphere perfect for both work and leisure stays.

Everything is close when you stay in New Acton. Most cafes, restaurants, and attractions are within easy walking distance, and Canberra’s city centre (Civic) is just a 10-minute walk away. Lake Burley Griffin, National Museum of Australia, and Australian National University are all right nearby.

If you’re heading further out, there’s public transport along Edinburgh Avenue with regular buses connecting to the city, Kingston, and the Parliamentary Triangle. Light rail services are just a short walk away from the city interchange.

For drivers, secure underground parking is available in the building, and it’s an easy 10–15 minute drive to major spots like the airport, Parliament House, and Braddon. Ride-share services such as Uber and Ola are widely available and quick to arrive in this area.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
