Nestled into the dunes of Middleton Beach, this stylish and spacious retreat offers modern comfort and tranquillity along the shorelines of the Southern Ocean. Surrounded by native gardens and hedging, it opens directly onto the dune reserve for a peaceful escape.
Inside, the downstairs living area features rich green velvet lounges, curated coastal dĂ©cor, and a TVâideal for relaxing after an active day. Upstairs, the main living area offers a deep navy sofa and panoramic views across the dunes to the ocean. Both living zones include smart TVs ready for streaming from your personal accounts (Netflix, Disney, Kayo, etc.).
The kitchen provides modern convenience for easy home cooking, complete with an oven, induction stovetop, Nespresso machine and pods, and a breakfast bar. Share meals at the round oak dining table as sea breezes drift in or dine alfresco on the wraparound deck with a BBQ zone and a relaxed outdoor lounge for some after-dinner chatsâeach space thoughtfully arranged to capture the views and coastal air. In the lush backyard, a fire pit with outdoor seating invites slow evenings under the stars. While the garden is unfenced, the secure decking areas offer a safe spot for pets when left outside.
At night, retreat to one of three cosy bedrooms, each with soft linens and leafy outlooks. Upstairs, the primary bedroom features a queen bed and access to a spacious bathroom with a spa bath, walk-in shower, and toilet. Downstairs includes a second queen bedroom and a third bedroom with a tri-bunk and single trundle (please bring linen if using the trundle). This level also offers a second bathroom with a walk-in shower and toilet, and a laundry with a washer and dryerâideal for longer stays.
Designed for a seamless stay, the home includes off-street parking and split system heating and cooling on both levels. Please note, the stairs may pose a risk for young childrenâa stair gate is available on request.
We are pet-friendlyâone well-behaved, non-shedding dog is welcome with prior approval and for a $75 pet fee. Shedding dogs may be allowed if kept outdoors.

Please treat the our home as if it were your own. Kindly leave the property in a tidy condition upon departure. Unexpected additional cleaning cost will be forwarded to you.
$200AUD cleaning/deodorising fee charged if guest is found to have been smoking in the property.
CHECK OUT: Check out strictly at 10AM. Additional charges will be incurred for our cleaners time if not vacant upon their arrival. We charge $30AUD for the first 30 minutes, and $60AUD for every 30-minutes after this.
LOST KEYS/LOCKOUTS: Please keep the property key with you all the time during your stay. Lost key/emergency key delivery charges will be $180AUD plus key replacement fee or cost of a locksmith.
LOST PROPERTY: For any items left behind - the host will hold the item for a maximum of 30 days from check-out date after which time they will be considered abandoned and disposed of or donated. During the 30 day collection period, collection can be arranged by way of the guest providing a prepaid postage bag to a supplied address or the item can be collected in person at an agreed time and location.
