The Space:

This thoughtfully designed 3-bedroom, 2-bathroom home sleeps up to 6 and offers a relaxed, comfortable base for enjoying the North Fork. Set on a third of an acre with a backyard, this 1,200-square-foot retreat offers a peaceful escape in the heart of the North Fork and is ideal for both relaxation and exploration.



The home features a well-appointed bedroom layout to suit families, couples, or small groups:



- Bedroom 1: One Queen bed

- Bedroom 2: One Double bed

- Bedroom 3: One Twin bed with pull-out trundle



Designed with an open-concept floor plan, the interiors flow seamlessly between the living, dining, and kitchen areas, creating a bright and airy ambiance. Expansive windows bathe the space in natural light, while offering serene views of the surrounding landscape. The exterior’s timeless mid-century charm complements the peaceful environment, adding to the home’s understated elegance.



The home offers comfortable sleeping arrangements suited for families, couples or small groups. While the bedrooms don’t have air conditioning, they stay cool with natural cross-breezes and the North Fork’s cooler summer nights. The main living areas are fully air-conditioned for comfort during the day.



The backyard is perfect for outdoor relaxation and is also professionally sprayed for ticks and mosquitoes, allowing you to fully enjoy the tranquil setting with added peace of mind.



Conveniently located near renowned vineyards, tranquil parks, and local attractions, this home is a haven for wine lovers, nature enthusiasts, and anyone looking to unwind. Whether you're savoring a glass of local wine, embarking on coastal adventures, or simply soaking in the calm, this residence serves as the ideal home base for your North Fork escape.



Seasonal Availability of Outdoor Amenities

Please note that all outdoor amenities, including the patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.



Guest Access:

Guests have exclusive access to the entire home and private backyard.

Getting Around:

A car is recommended for exploring the North Fork. The beach is directly across the street and easily walkable, while wineries, farm stands, restaurants, and nearby towns like Southold and Greenport are a short drive away. Parking is available at the home.



Other Things to Note:

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Please note: This cancellation policy is not applicable for HVMB guests.



Guest Insurance

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry free stay!
