- Beginning on the 9th of January, 2023, all confirmed reservations will be subject to an extra cleaning surcharge which will be equal to 30% of the cleaning price if you check out on a Sunday or 50% of the cleaning price if you check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- We do not take same day bookings after 6pm at night for same day checkin. If you have booked after 6pm to check in that night you must cancel within the next hr to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our Staff finish at 6 pm. You need to reach out to airbnb to get a full refund as they have your payment. Please don call as we are closed.

NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($1000) and a additional charge of $2,000 the above charges.
Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood A charge of $2,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff. Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances.
- SMOKING: This is a non-smoking apartment . Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens. -listing must be left in a good cleanliness condition and furniture put back to original position otherwise, extra fee will apply.
- BBQ must be cleaned after use
- Only guests who are staying are allowed unless prior arranged. Charges for
guests not authorised $100 per night for the length of the stay.
- Check in from 3pm checkout 10 am unless otherwise organised.
Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back to back booking a half day charge of $300 will give you a 2pm checkout with 24hrs notice
