Everything about the house was great, plenty of room for the family. We definitely enjoyed our stay, and the host communication was prompt.The only small thing (minor inconvenience) was having to go in the rear of the house when it was all locked up.

The property is really well maintained and perfect as a 1 floor option. This is our second time staying in that home and the front screened in porch is the perfect addition to the vacation! The bikes provided are very nice and the beach chairs were very convenient and top quality. The beach access is very crowded so be prepared to drive a mile down to find more space!

The house was perfect! It was well decorated and offered everything we needed. It was close in location to the pool, the entertainment area and the beach access walkway. I can’t say enough good things about the house!

Great house for a family beach trip!

Plenty of space for a family of five. Close to the pool, beach, and restaurants. We loved the front screened porch as well!

Great property - close to both beach and pool

Spent 6 nights at coastal brakes with four adults and two children (ages 2 and 4). Property was very close to both the beach and pool (awesome, resort-style). Had a blast - thank you!

Spring Break 2025

Property was fantastic! All of the amenities provided everything we needed. The house itself had everything. The Seacrest Beach community staff was so very nice. Any questions during our stay was so timely addressed by our Host (30A Sea Story). Great trip!

We had a fantastic family week with our 6 grand children and my daughter and son in law. Kids loved the bikes and the porch. looking to return!

August 2020 Stay

Everything was great. Love Coastal Brakes. Nice decor and comfy beds. We took advantage of lots of activities even with the pandemic. Beach, pool, Tennis, bikeriding,shopping with a mask, charter fishing trip. Maybe next time we'll be able to try the restaurants. Oversee has great service and was accomodating.

My favorite part was the big screened in porch. Not many like they one. My only complaint is the reserved beach area that is for the community is way too small. We had to drive or ride our bikes over to the public beach. Less crowded there. Would definitely come back!

Needs Repair

Overall I had to rate this lower simply because the water heater does not work properly. For a 6 night stay we couldn’t take 1 hot shower. I assumed it’s because we had 7 people and maybe we were just running through it but no there is definitely something wrong here. This unit is in a nice location but the water heater HAS to get fixed before it is rented again. For what you pay a hot shower shouldn’t even be a problem to have here. That part was a huge let down. Streaming tv in the living room can only be worked with the remote labeled for the master just fyi.

A Perfect Family Vacation

Overall, I recommend this vacation rental. Reviewer Comments: We just returned from a fabulous week at Coastal Brakes. Our family of 6 (2 teens and 4 adults) had plenty of space to spread out. We also enjoyed the common areas, especially the screened in porch. The close proximity to the pool was a huge plus! We took lots of walks to neighboring Rosemary Beach and Alys Beach. We would definitely stay here again! We had two small issues during our stay. One was with the AC which kept tripping. Oversee was quick to send a technician (even at 9pm). The second issue was that the bikes were not in great shape. I contacted the bike rental company and they were replaced almost immediately! I was very impressed with Oversee’s communication and process and would highly recommend using them in the future!

"Coastal Brakes," a break from the day to day grind

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Crystal and Claire from Oversees were very helpful, despite only being given this property soon after January 2018 after it had already been booked with AirBnB in December 2017. They truly tried to minimize my angst that the booking might be lost or require two deposits etc. Everything that was reasonable was done. The end result was a successful vacation for all in a house that was conveniently close to the beach and the town center, clean and well equipped, with ample room for 8 in the 4 bedrooms and probably up to 12 if you don't mind getting friendly or losing some privacy. Some very minor issues existed, like not realizing that the reason for the electrical outlets in the master Bath not working was that there was only one ground fault (GFI) duplex outlet that controlled all 3 bathroom outlets, which had been "tripped off." This was "fixed" with the above explanation from the service technician that arrived within 1 hour of our call, so that all sockets were operational. I'm confident that each bathroom will soon have its own GFI sockets (as is stated in most of the electrical code in TN), if for no reason other than to avoid a similar service call. We had a ball and would definitely stay there again. Thanks for a great vacation.

Our family from age 7 months to 85 years old stayed for a long weekend and absolutely loved it. We are very familiar with the Sea Crest area and this house was spotless, beautifully decorated and located close to the lagoon pool and of course just a tram away from the beach. Also walked to the beach several times and it is a nice walk only about 10 minutes. The bike ride to the front shopping and eating establishments is so nice early morning or evening. The farmers market this past weekend was nice and always a nice walk down to Rosemary shopping square.The house was stocked and when I needed to request instruction, communication was immediate, friendly and helpful from start to finish.The house is one level and very large, large beds in every room. We definitely will stay again.Thank you for a memorable short vacation!!

Sibling Gathering

My brother, sisters and I met all together for the first time in over 10 years. The house was perfect for us. Lots of space, great kitchen, no bunk beds, awesome location and a perfect screened in front porch. Everyone agreed that we could not have found a better place than this lovely home.

Awesome family property

Very prompt communication with owner. Only issue was with internet and a technician came out and worked on it. Service still was off and on. Awesome screened front porch with fans so staying outside was very comfortable. Well stocked kitchen with utensils, pots, pans, spices, etc. Very helpful. Even a crockpot! Very large family gathering room so wonderful for a large group. TVs in all rooms. Excellent choice and close to pool and the “circle” of shops. Property has 4 good bikes.
