The Space:

Fleetwood Studio sits within 18 acres of pristine native bush and open land, a quiet retreat designed for stillness. The architecture is minimal yet warm, clean lines, natural textures, and light that shifts gently through the day.



Inside, a king bed, modern bathroom, and comfortable lounge create a space that feels effortless. Every detail is considered, from the quality linen to the subtle craftsmanship that anchors the studio in its landscape.



Glass doors open to a private west-facing deck, where the view stretches across the valley toward Te Matuku Bay. It’s the kind of spot where mornings start slowly and evenings fade into the sound of birds and wind through the trees.



The small kitchenette gives you the freedom to prepare simple meals or snacks, and the quiet around you makes even the most ordinary moments feel unhurried.



Fleetwood isn’t just a place to stay, it’s a pause in the middle of the island, a rhythm of sunlight, still air, and time moving differently.

Guest Access:

Guests have private use of the entire studio, the deck, and parking area.

Check-in from 2:00pm, check-out 10:30am.

Early check-in or late check-out may be available for a small fee, depending on adjacent bookings, and can only be confirmed closer to your stay.



The Neighborhood:

Fleetwood sits deep in Awaawaroa Valley, where native bush, birdsong, and open land create a landscape that feels untouched. Te Matuku Bay lies just beyond the trees, and some of Waiheke’s most beautiful boutique vineyards are close by.



Start with Poderi Crisci, known for its long Italian-style lunches under the vines, or stop at Passage Rock, where the cellar door sits between hills and sea. Keep going east and you’ll reach Man O’ War Bay, a favourite for relaxed shared plates beneath trees and wide water views.



For supplies, Ostend is roughly ten minutes away, offering Woolworths, The Island Grocer, bakeries, and the Saturday market where local produce, honey, bread, and Waiheke olive oil fill the stalls.



When the day winds down, The Heke Kitchen, Brewery & Distillery is the island’s casual meeting place for craft beer, local spirits, and relaxed outdoor dining, with music on Friday afternoons in summer.



At the end of it all, Fleetwood brings you back to stillness, the bush settling in and the valley turning quiet for the night.



Getting Around:

Fleetwood Studio is located in a remote part of Awaawaroa Valley, about 10 minutes from Onetangi and 15 minutes from Oneroa Village. A car is essential, as there are no public buses in this area.



If you’re arriving via ferry, car hire is available at Matiatia Wharf, and taxis or shuttles can bring you directly to the property.



Once you’re set up, most of the island, beaches, vineyards, cafés, and trails are all within a 10–20 minute drive.

Private parking is available on site.

Fleetwood by Stay Waaiheke sits on 18 acres of native bush and open land in Awaawaroa Valley. The property’s remote location is part of its appeal, offering peace, space, and complete privacy, but it also means you’ll need a car to get around the island easily.



Like many homes on Waiheke, the property runs on rainwater tanks, so please use water thoughtfully during your stay.



Everything’s been designed for a relaxed, independent visit, modern design, quiet surroundings, and a true sense of being away from it all
