With room for families, groups, and couples travelling together, this newly renovated home offers space, comfort, and the kind of quiet you only get on the southern side of the island.
The Space:
Sunset Sanctuary is made for easy days at the beach and long evenings on the deck. The upper level holds the main open-plan living, dining, and kitchen area, designed to keep the views front and centre. A large, modern kitchen makes shared meals simple, while bi-folds open straight onto the wide deck where you can sunbathe, gather, or relax in the hot tub as the sky turns orange.
Wake to the sound of birds and the stillness of Rocky Bay. Two beautiful beaches, native bush tracks, playgrounds, and coastal lookouts all sit within a short walk of the house. If you prefer exploring by car, you’re less than ten minutes from vineyards, restaurants, the golf course, Palm Beach, and Onetangi.
Downstairs offers a separate living zone ideal for families, multiple couples, or wedding groups wanting space and privacy.

Guest Access:
Guests have full access to the entire home, both upper and lower levels, the wraparound deck, outdoor dining areas, and hot tub. Entry to each level is via external access (no internal staircase).
The Neighborhood:
Rocky Bay (Omiha) is one of Waiheke’s quietest pockets, surrounded by native bush and coastline. Two safe swimming beaches sit within a 500m walk, along with a small reserve, playground, and a network of scenic bush trails.
You’re just a 6-minute drive from Ostend Village, home to:

• Island Grocer (artisan deli + espresso)
• Timbuktu Nomadic Deli
• Ostend Thai
• Palm Beach Store for coffee, ice cream + cabinet food
Onetangi is a quick 10-minute drive for beachfront dining at:

Getting Around:
Waiheke is easy to explore from Rocky Bay. Buses run from Onetangi, stopping close to all major wineries, including The Heke, then continue into Oneroa and on to the Matiatia passenger ferry. Taxis and shuttles are available island-wide, though they can be limited during peak times. There is easy off-street parking at the property, and beaches, cafés, and vineyards are all within a short drive.
Other Things to Note:
There are no internal stairs between the upper and lower levels, each floor is accessed externally.
The property runs on rainwater tanks, so mindful water use is appreciated, especially during summer.
Minimum stays:
7 nights mid-December to mid-January
3 nights for holiday weekends and the remainder of January
2 nights at all other times
