The size and quality of finishes were great, location was central to all the locations we needed within 5-7 minute drive. The parking was great to be in behind the building and it was great. The area around is in a state of renewal so it was the only slight negative but the building in and out were outstanding. Would stay again.

The house is very cozy and comfortable. All amenities and appliances are top notch and new. Everyone said their beds were very comfortable. There were many nice touches. We weren’t traveling with kids, but there were toys and dishes to accommodate those that are. It truly felt like we were welcomed guests at the house. The host was very responsive and accommodating. The neighborhood was lovely. Will definitely stay again when in GJ.

No amount of charm can overcome filth, inability to easily contact & receive help from the host, lack of supplies to use the kitchen, no towels, dirty dishes & coffee pot. Once my party of 6 discovered the stained bedding, mattress pads & mattresses we had to leave at midnight during a winter storm for a clean hotel.

This property was remarkably disappointing. The kitchen sink was inoperable due to a leak which essentially made use of the kitchen other than the fridge a joke given the other running water was on the 2nd floor. Further, there were no trash cans in the house, which didn't seem to bother the host "support" team who told me to put the trash in a bag out back. The listing also advertised the unit having a Roku but that was a lie which the team later acknowledged. There was a Roku remote but no service.The host made a nominal gesture of a small refund, less than 50% of a night's stay, after acknowledging the quality of unit was sub par. So on one hand they did the bare minimum even though they recognized how bad the unit was during our stay. We will never come back or consider a Red Awning property again.

Please be assured that the kitchen sink leak has since been professionally repaired, and we have completed a full audit of the home to ensure all amenities—including the Roku and a full set of trash cans—are present and functional for future guests. We have also transitioned to a new cleaning and maintenance team to prevent such oversights from recurring. Cons: lack of supplies in the home. We had 7 guest and not enough coffee cups, forks and regular cups. No baking sheets at all. Lack of storage like a table or dresser for luggage and clothes in the rooms on the 2nd floor. Some out of towners might want to be aware that the next block over has a large unhoused community and they do walk around the neighborhood of course. We never felt unsafe but we did hear some overnight “sounds”. Frustration when I walked in and saw a Christmas tree. After I asked if one could be provided back in November, was told no so we brought one. Pros: the home is old and has lots of character. Does provide a couch that 4 people can sit on and 2 additional chairs. Not sure how the max capacity could sit together in the living room. The beds are comfortable and they had toothbrush packs if you forgot and k cups for the coffee maker. Very convenient to Arrowhead stadium and crown center. Off street parking next to the home.
