We enforce a No Party Policy to ensure we can protect the unit, our guests and our neighbors at all times. No parties, loud disturbances and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the unit without refund. Registered guest(s) is responsible for all persons visiting. If found with more “people” not listed on the Guest Registration, your stay may be considered a party. You may be ordered to vacate the premises without refund and may be access Guest Compensation Disturbance Fee.
QUIET HOURS:
Please remember you are in a mostly residential neighborhood. Please be respectful of anyone that may be staying in the unit next to you and our neighbors who have lived in this area for years. 9:00pm to 9am Sun-Thurs and 9:30pm-9:00am Fri-Sat. If you become aware of a disruptive guest, please contact your host immediately through the AIRBNB communication. Televisions, voices, or other devices must be kept at a respectful low level at all times. Doors should be opened and closed quietly.

This is a 100 % NON-SMOKING Airbnb, including, but not limited to, cigarettes, cigars, pipes, vaping, hookah, and marijuana, including medical marijuana. Units are cleaned and inspected prior to check-in and a detailed log is maintained on each unit. Units are rented to guests in appropriate condition without any prohibited odor. Housekeeping and Hosting staff are trained and skilled in identifying the odors from prohibited items. If our investigation concludes that you have smoked in your unit or brought a prohibited item into our facility, you will be fined, $300.00 and evicted without any refund.
Guests are encouraged to notify your host immediately if they smell cigarette, marijuana, or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. A Designated Smoking Area is provided outside and away from the building. Marijuana is prohibited at all times.
CANDLE, INCENSE, ESSENTIAL OILS:
Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, a fine accessed, and the guest may be evicted with no refunds.
NO GLITTER, CONFETTI OR TACKING UP DECORATIONS TO OUR WALLS
We do understand that you may be celebrating a special occasion but these items are very hard to clean for the next guest and may cause damage to our walls and furniture.
EARLY CHECK-IN:
Early check-in is offered based on availability and not guaranteed. If you require a check-in for arrival prior to 3 p.m. you must have pre-approval from your host. An additional fee may apply. You must inquire for early check-in via messaging 24 hours prior to arrival. We will do our very best to accommodate early luggage drop off. Keep in mind that cleaners may still be in your unit getting your unit 100% ready for your stay.
CHECK-OUT PROCEDURE:
Check-out time is 11 a.m. Please check-out with your host via platform messaging communications so that housekeeping may begin cleaning your room as soon as possible. If you require a later check-out, please contact your host prior to the day of your departure and we will do our best to accommodate your request.
Upon check-out, we request that you remove all garbage and perishable items from the unit and dispose of in the garbage receptacles located outside the property.
We ask that you strip the beds and compile all used towels into an area near the wash machine. Comforters will be handled by our cleaning staff.
We ask that you load and start the dishwasher, if applicable, or wash your dishes and leave in the drain board, if applicable.
Please adjust thermostat to 73 degrees.
Make sure all windows are closed and locked, all doors are locked.
LATE CHECK-OUT
Unit rental period expires strictly at 11:00 a.m. (additional fees may apply) In order to schedule our cleaners and maintenance accordingly, it would be very helpful if you can inform us of your estimated departure time. Please check-out with your host via messaging, so housekeeping may begin sanitizing the unit as early as possible for the next guests and maintenance may begin any necessary repairs. Late check-out is offered based on availability and not guaranteed. If you require a late check-out, after your scheduled 11am, you must have pre-approval from your host. You must inquire for late check-out via messaging the evening prior to your scheduled check-out date. We will do our very best to accommodate a late check-out.
PARKING AT OWN RISK;
Parking is on a first come first serve basis. PLEASE be considerate of other guests and do not block other vehicles from entering or exiting. Be considerate of our neighbors and do not block their driveways. Do not park in vacant lots or on other people’s properties. In the case of you parking on property that is not owned by us, the owner of said property has the right to have your vehicle towed at vehicles owners expense.
All vehicles are parked at the risk of the owner. We shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked at our units property.
AIR CONDITIONER RULES:
You and your guests are staying in a residential home. That means that our AC units are residential grade units. We understand that it gets very hot and humid in Louisiana. In order to keep our AC units from “freezing up” and giving you no air conditioning, you must not set the thermostats below 68 degrees. Please lower temperature a few degrees at a time instead of a drastic drop in temperature.
PLUMBING
Welcome to New Orleans and to our HOME. New Orleans is over 300 years old. Most of our homes are well over 100 years old and we do have delicate plumbing systems in this city. We kindly ask that you do not flush anything down our toilets except TOILET PAPER. Do not flush feminine hygiene products, paper towels, make-up wipes, etc. Use the garbage can provided next to the vanity. These items will clog the toilet and make it over flow. If a repair man has to be called you may be charged for damages.
PETS
We love pets! Pets may be allowed with advance approval by your host, within hosts discretion There is an additional non-refundable pet fee in the amount of $100 dollars, but we do limit the number of pets to 2. Please include a photo of your pet(s) via message thread. The pet must be crated while not in the company of its owner. Also, we ask that if you intend on letting a pet on the furniture (intended or unintended) that you bring a blanket or sheet to lay down on said furniture. This helps tremendously with smell/ cleanup. We also ask that all "business" is taken care of outside and that you clean up after the little one(s). If extra cleaning services are needed after check-out due to damages from the pet, we may open a claim that will affect your original security deposit. Thank you for your cooperation in advance!

Access to our WiFi is free for our registered guests. The units WiFi access code is subject to change without notice. WiFi signals are subject to change without notice depending on the room’s location, the status of our WiFi-equipment, and interference from other local wireless signals.
