THE VILLA

For a start, you will have the luxury of being only 10 minutes away on foot from the beaches, the restaurants and the Casino in Juan-Les-Pins.

Outside the villa, you will be able to enjoy a well-maintained and flat landscape, ideal playground for the kids, as well as a shaded terrace, perfect spot to have meals (or cocktails) Al-fresco, a heated swimming pool with its accompanying sun-bathing chairs, and a covered area with a Foosball table for some fun in the shade!

A perfect combination to enjoy a little piece of Heaven, while being conveniently located close to the city center and all its points of interests!

Indoors, the villa offers 220m² of living space built on 3 levels, featuring a stylish decoration all around, with the following layout:

On the ground level:

- A large space with a dining area featuring a dining table for 8 people.
- A lounge area with large-screen TV and comfortable sofas.
- A well-equipped semi-open kitchen with everything you will need, including of course a Nespresso coffee machine (what else ?) and a TV set.
- A first bedroom suite with a double bed, a TV and a private shower room. This bedroom has direct access to the garden and swimming pool.
- A large office for those who need to do some work or have some quiet study time.

In the middle/second floor, 3 bedrooms:

- A master bedroom (about 40m²) with a queen size bed, large walk-in closet, TV and full bathroom with tub and shower, as well as separate toilets. This bedroom opens to a long side terrace.
- A second bedroom with queen size bed, walk-in closet, TV and private shower room. This bedroom also open to a long terrace.
- A third bedroom with 2 single beds, ideal for the kids. This bedroom does not have a private bathroom.

On the top/third floor, you will have access to the solarium roof-top/terrace with a nice view of the sea, the ideal spot for a relaxing cocktail time at the end of the day, in a unique setting!

IMPORTANT NOTE: Children, young and older are of course welcome, however pets are not allowed. Smokers are also invited to take their cigarette pauses outdoors only, no smoking inside the villa.

WHAT’S IN THE NEIGHBORHOOD

In addition to being only a few minutes on foot from the city center of Juan-Les-Pins, you will be able to drive to the following points of interests:

- Cannes and its famous Croisette in less than 15 minutes.

- The city of Antibes: to discover its walled old city part or enjoy its many artisan ice cream vendors, in less than 10 minutes.

- The town of Biot: to visit its picturesque old district or say hello to the killer whales at the Marineland aquatic park, less than 20 minutes away.

- The coastal highway: accessible less than 10 minutes away, will allow you to do day trips to the iconic locations of the Riviera such as St. Tropez, Nice, Monaco, or even a visit to Italy.

- And for those who come here for business, the villa is situated about 15-20 minutes from the high-tech business center of Sophia Antipolis.

Check-out by 11 AM and check-in from 4 PM (flexible depending on our availability; please let us know if you wish to arrive earlier or leave later, and we will accommodate whenever possible).

Check-ins can be in person until 7 PM.

Late arrivals after needs to be requested and might be for additional fees.
