Boat is provided on a complimentary, goodwill basis. Guests must be 25+ to operate and keep it plugged in after use. Availability not guaranteed and no refunds provided for mechanical issues.

* Pool heating included year-round (~85–88ºF, weather permitting; in colder months, please use the pool cover overnight to help maintain temperature)
* Strictly no parties, events, or smoking (indoors or outdoors)
* No chore checkout, just relax and enjoy your stay! We offer the property on an all-inclusive, total price basis with no cleaning lists or pre-departure chores. All we ask is that you enjoy the home, soak up the sun, and let us handle the rest.
* If there’s anything we can do to make your stay five stars, just let us know; we live in the neighborhood and are always happy to help.
* This property is in a quiet, residential neighborhood that we also call home as well. As such we ask our guests to please respect the evening quiet hours by ensuring there is no noise outdoors between the hours of 9pm and 7am each night to limit any noise across the lakes to our neighbors. We have installed the noise monitoring hardware to listen for excessive noise. But don’t worry – your privacy is respected as this does not record audio. It merely observes the sound levels on the property.

* This is an entirely non-smoking property of any kind -- indoors and outdoors on the property. Unfortunately if we discover this has not been respected during your stay with us, we will need to charge a $500 cleaning fee to ensure the following guests have a smoke-free environment.

* We must restrict use of the property only to the number of guests specified in your reservation and explicitly registered with us in advance as part of our pre-arrival communications with you. We have a firm no parties or events policy and unfortunately this is something we will need to strictly enforce. We’re afraid that violations of this will result in us having to prematurely end your visit with us without any refunds.

* We welcome you to fully enjoy the pontoon boat during your stay. However, the minimum age to operate the boat is 25.
