Primehook Beach is a great place for peace, quiet, and enjoyment of the outdoors. This cottage has a wonderfully wild, sandy yard and a gazebo from which to take it all in. The cottage could be fantastic, but has some serious drawbacks. The kitchen counter is peeling paint on some sort of surface, which simply cannot be effectively cleaned -- wouldn't consider really cooking there; definitely would not want to feed kids there. Chipped kitchen sink with two dirty sponges was a turn-off. The middle bedroom storage chest emanated a very strong smell of moth balls, though it was closed. Covering it with plastic helped somewhat. The bedding in that closet for the two small bedrooms smelled strongly of moth balls and had to be washed the evening we arrived. The ceiling fan blades were filthy, so we didn't use them. Smaller things like a plastic woven chair near the entrance that is unraveling and unsightly; the coffee pot missing the top piece so didn't work (management company dropped of a brand new one the day we reported it); the guest information notebook had brochures about the ferry from 2018; all just felt like a general lack of interest in the guest experience. A very basic kitchen remodel, a good cleaning (please note that floors and bathroom were clean) would make this a fantastic place. As it was, we felt it must be on the verge of being scraped and is a cash cow as is. Management was helpful.
