There are 3 double bedrooms, 2.5 bathrooms, cosy living room, open plan kitchen-diner, study, private parking and a pet-friendly enclosed garden.

Perfect location for Blenheim Palace just a 5 minute drive, with Hanborough station a 10 minute walk for direct trains to Oxford & The Cotswolds. There's also a village shop and 2 pubs within a 20 minute walk.

The space
Step into the hallway with the bright & airy living room on the left with comfy seating and a Smart TV with terrestrial channels and streaming apps (own subscriptions required).

To the right, you'll find a dedicated study with office desk + chair with a large window overlooking the front.

At the end of the hallway is the open-plan kitchen-diner with seating for 6 guests and French doors leading to the fully enclosed rear garden. There's also a Smart TV and sofa, perfect for guests who want to unwind while enjoying the buzz of the kitchen!

Parking for 2/3 vehicles directly in front of the garage on the driveway to the side of the house. There is also additional parking on the street (please note there are parking restrictions during the day).

Conveniently located just a 10 minute walk from Hanborough rail station with direct trains to London, Oxford and The Cotswolds. Blenheim Palace is only 5-10 minutes by car (or a leisurely 1 hour stroll through the countryside).

The property is also perfectly situated for exploring The Cotswolds with Burford ('Gateway to the Cotswolds) just 15 miles away.

Guests have exclusive access to our entire detached home as described.

There is one room upstairs and a couple of kitchen cupboards that are locked and inaccessible for our personal use. The garage is also not available for guest use.

Our home is in a quiet close knit neighbourhood, so strictly no parties allowed please. Quiet hours are from 11pm to 7am.

Standard check-in time is from 4pm onwards and check-out time is by 10am. We may be able to offer a later check-out or earlier check-in for an extra cost via prior arrangement only.

Strictly no smoking or vaping indoors please.

Before using the air conditioning unit, please read the instructions carefully as any damage to the unit or property as a result of misuse will need to be paid for.

We welcome 1 pet for a cost of £30 per stay. Please ensure the Pets box is ticked when you book.

Please kindly consider our house rules if you bring your dog:
- Dogs must be well behaved and house trained
- Please keep your pet off the soft furnishings
- No pets upstairs please
- Any fouling on premises must be cleared up please as quickly as possible
- Muddy paws are to be cleaned before entering the house
- Dogs must not be left alone in the property, thank you

We can supply a travel cot & high chair for an additional cost of £25 per stay, please kindly request these at the time of booking. Please bring your own bedding for the travel cot.

Linen, towels & toiletries are provided along with a welcome pack including tea/coffee/sugar/milk sachets and snacks. You will need to replenish essentials with your own items for longer stays.

My property management team will be available 24/7 via email, or phone to provide any assistance my guests may need.

Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned, and professionally cleaned linens and toiletries are guaranteed. 24/7 guest support is also available before and during your stay.

The local Pass the Keys® team personally inspects the property and certifies the home has met Pass the Keys® Property Readiness Standard.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
