The 6-bedroom modern property features comfy seating areas with Smart TV's & DVD players overlooking private gardens. The kitchen areas are well-equipped and include a cooker, fridge freezer, dishwasher and microwave in each property. Cupboards and drawers are stocked with cutlery, crockery glasses pans and oven trays. There is also a toaster, Tassimo coffee machine and cafetiere and tea towels and oven gloves are provided. Bed linen and towels are also provided alongside an eco-friendly housekeeping starter box and welcome hamper. Each property has a family bathroom and an en-suite bathroom. Bedrooms include 2 king sized double - bedded rooms & 4 twin bedded rooms, two with zip and link beds.

Outside you'll find a private patio and fenced garden with a gate and direct access to the shared gardens and play areas. Each patio is equipped with either a gas fired barbecue or a charcoal barbecue and garden furniture ideal for informal al fresco dining. The gardens are east facing and an ideal spot for a sundowner, as the sun sets at the end of a busy day exploring the Norfolk coast.

Fabulous stay

We stayed as a large family group in the Eco Barn (The Garden House & Avocet) for a long weekend to celebrate 3 birthdays. The adjoining houses were absolutely ideal for us, extremely well equipped, great facilities, fabulous hot tub, and a lovely enclosed field directly behind which the children absolutely loved. There are beaches nearby, the swimming pool is fabulous and the area is beautiful and very quiet. The hosts are also amazing, wouldn't hesitate to go back again. Thank you for a wonderful stay.

Group Stay

We stayed as a group of 14 (including two infants) for a long weekend. Starting with the positives, the onsite facilities were fantastic and well enjoyed by all, particularly the pool, play area and tennis courts. The set up of the cottage theoretically worked well for our group (although not quite enough seating to all eat together) and the setting is beautiful. It’s in easy reach of the North Norfolk coast. Unfortunately we did have an issue with our property. Some wood in the courtyard had been treated prior to our stay and caused significant fumes in the living space and outside area for the first couple of days. The owners did try to deal with it by sealing the wood but unfortunately the fumes remained strong and we were unable to use the larger kitchen/living area or the courtyard with the hot tub and apart from on our last night when the fumes had lifted. This had a significant impact on our stay and we would have appreciated the owners checking in on us after it was reported.

A very special place

The Eco Barn is a really great sociable space and has all the features and luxury touches that make for a relaxing holiday. It is very spacious and furnished to a high standard for guest comfort. The outdoor space is really lovely, with the field beyond full of wildlife. The location is very peaceful and relaxing and the benefit of a pool, tennis court and games room makes it a great choice for the whole family. The complex is just the right size to feel very relaxed and peaceful and not busy and crowded. We will definitely return to this very special place, and I highly recommend it for a lovely holiday.

The converted barns and cottages at Cranmer offer a chance for families to wind down and spend time together enjoying the superb onsite facilities, whilst giving the car a rest! The cluster of properties are perfectly located close to some of the best beaches on the North Norfolk coast whilst nestling in a beautiful rural location. The holiday barns share a fabulous luxury indoor heated pool, two all-weather tennis courts an indoor heated games room and easy access to safe outdoor space from the doorstep. There is the option to share holidays with extended family or friend whilst still having ones own front door by hiring several or all of the properties at once. For cycling enthusiasts there are some great local cycle routes along the quiet back roads all the way to the beach at Holkham.
The whole site has great eco credentials along with several E.V charging points for guests travelling in electric vehicles.
Owners Chris & Becci live onsite. There is a small team of enthusiastic and friendly staff around during the week to help with local knowledge and advice and to help guests get the most out of their stay.
