Self check-in from 3:00 PM by collecting keys at a nearby location. Wi-Fi is available, great for both work and leisure. A refundable damage deposit is required.
The Space:
Welcome to this charming 57 m² 1-bedroom apartment on the 3rd floor of a building without a lift, perfectly situated on Forth Street in the heart of central Edinburgh. The apartment is professionally cleaned before every arrival so you can settle in straight away.
Bedroom: 1 double bed, Living room: 1 double sofa bed. The bathroom has both a shower/bathtub.
The living area is a great space to unwind, with dining table and chairs.
The fully equipped kitchen has everything you need: full fridge, oven, microwave, gas stove, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Good to know before you book
Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you're arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. We're flexible when we can be — just give us a heads-up!
Check-out: By 10:00 AM.
Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.
Max guests: 2 people (including children and infants). Please keep within this limit so everyone is comfortable.
Smoking: The apartment is non-smoking throughout.
Events: The apartment is a private home and not suitable for parties or events.

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on Edinburgh and restaurant recommendations, sheets, towels, soaps and much more.
The Neighborhood:
Canonmills sits just north of Edinburgh’s New Town, beside the Water of Leith, and has a pleasantly quiet and residential character. The neighbourhood is a short walk from the centre of the New Town and the city’s main sights, but feels genuinely off the tourist trail. The Royal Botanic Garden is close by, and the Water of Leith walkway offers a lovely route into the city.

Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We'll always communicate as much as possible and be respectful of your stay.
