Main Description The Schoolroom at Barbrook was originally built in 1870 as a Methodist schoolroom and today offers a unique and characterful ground-floor retreat for two. Retaining its impressive tall windows and sense of space, it has been thoughtfully converted into a light-filled, open-plan hideaway that combines historic charm with modern comfort.

Indoor Description The Schoolroom kitchen area is fitted at one end of the open-plan living area, it's well equipped with an electric oven, gas hob, under-counter fridge (with freezer compartment), slimline dishwasher and has microwave, toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses. The washing machine is located just inside the entrance door.
Other equipment includes Smart TV with sound bar in the living area and wifi is available throughout the property.
An iron and ironing board, hairdryer and some books are provided for your convenience.
The log-fire in the living area is a real treat and gives a cosy feeling if you wish to light it, however the property has underfloor heating throughout also.
Electricity and heating costs are included in the price of your accommodation. Logs and kindling may be purchased at the local filling station very nearby.
Bed linen, duvets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
A reasonable amount of tea, coffee, sugar, and fresh milk will be provided, as will salt and pepper, olive oil and vinegar. .
Cleaning materials such as washing up liquid, dishwasher tablets and liquid soap will be present in the property. One or two toilet rolls will be provided.
Outdoor Description Opposite the property (on the other side of the road) is a National Trust public footpath that leads down to the river and winds its way along to Lynton and Lynmouth if you wish to explore on foot. It would be less than 30 mins to Lynton (depending on your walking speed!) and Lynmouth would be further. Maps are available inside the property.
There is a large woodland area to the rear of the property that you are welcome to explore by prior agreement with the owners.
Parking There is free road-side parking available immediately outside the property. By arrangement it is possible to park off-road behind the property. No electric vehicle charging points are available on the property. Some public charging points are available in Lynton and Lynmouth.
Pets Description Well-behaved pets are welcome for an additional fee of £15 per dog or cat, per day.
Restricted mobility The property is all on one level inside and there is a ramp suitable for wheelchairs, prams, etc as well as the few outside steps up to the front door. All doorways are extra-wide for easy access.
Exit in case of emergency There is a fire blanket in the kitchen area. Safe exit is through the main front door, or via the three large windows which are fully openable direct to ground level.
Christmas / New Year We provide a large decorated artificial Christmas tree with lights throughout the Christmas/New Year period.
The region Nearby Lynton is a charming cliff-top village perched 600 feet above the sea on the northern edge of Exmoor National Park, often called 'Little Switzerland' for its dramatic scenery.
Connected to its twin village of Lynmouth on the harbour below by the famous Lynton and Lynmouth Cliff Railway -- a Victorian water-powered funicular opened in 1890 -- Lynton sits at the meeting point of four long-distance trails: the South West Coast Path, the Two Moors Way, the Coleridge Way, and the Tarka Trail. The poets Shelley, Coleridge, and Wordsworth all drew inspiration from these steep wooded valleys and rugged coastline.
The village has a good range of independent shops, cafes, restaurants, and pubs, all within walking distance. There is a small cinema, a post office, a pharmacy, and tennis and bowls facilities. The spectacular Valley of Rocks lies just a mile to the west along a level clifftop path. Lynmouth, reached by the cliff railway, road, or footpath, adds harbourside dining, boat trips, and the Glen Lyn Gorge.
The nearest supermarkets and high street banks are in Barnstaple, approximately 20 miles away. Ilfracombe and Minehead are each roughly 20 miles in opposite directions along the coast. Exmoor is an International Dark Sky Reserve, making Lynton an exceptional base for stargazing on clear nights.
