Estoril Beach | Your Family Escape

Just a short walk from the beaches of Estoril and the São João do Estoril train station, this 2-bedroom apartment combines space, comfort, and practicality in a traditional setting. With three enclosed balconies, a fully equipped kitchen, and a living room with sofa-bed, it’s the ideal base for families, couples, or small groups who want to enjoy seaside living with easy access to Cascais and Lisbon.

The apartment offers a warm and functional atmosphere, with bright rooms, simple modern touches, and thoughtful details for a comfortable stay. Its layout is practical for families or groups, giving everyone space to relax indoors or on one of the balconies.

Living Room and Dining Area

Bright and welcoming, the living room is the heart of the apartment:

- A comfortable sofa-bed for extra flexibility
- TV for relaxing evenings
- Dining table for shared meals
- Opens onto a glazed balcony with a cozy seating area, perfect for morning coffee or reading time

Kitchen

- The kitchen keeps its charming retro tiles but is fully modernized for everyday cooking. You’ll find: fridge, gas stove, oven, microwave, toaster, kettle, and Nespresso coffee machine.
- A second glazed balcony opens from here, with a washing machine and natural light, making it a practical and functional space.

Bedrooms

- The main bedroom has a king-size bed (180x200 cm), built-in wardrobe, dresser, and access to a private glazed balcony with a table for two, a quiet spot to unwind.
- The second bedroom features two single beds and a built-in closet, ideal for children or friends.

Note: In the main bedroom, the bed can also be arranged as two single beds. Please inform us in advance if you would prefer this setup.

Bathroom

- A compact yet functional bathroom with bathtub.

Good to Know

- The apartment is on the ground floor, but you’ll need to climb a flight of stairs to enter the building
- No AC, but 3 portable fans are available to keep the space ventilated
- Only one bathroom, shared by all guests

￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.
￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.
￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.
￫ Check-in time starts from 15:00 to 22:00 (additional cost of 25€ for check-ins after 22:00). Only one set of keys will be provided.
￫ We are obligated by Portuguese law to collect our guest's Passport information.
￫ Check-out must be done until 11am. Before leaving, please place the keys on the main table.
￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ For stays equal to or longer than 28 days, monthly utility bills exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.
￫ Crib and baby chair are available upon request and subject to an extra fee.

CHECK-IN/CHECK-OUT.:

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
- Late Check-In Fee.: 25€ after 22h00.
- Late Check-Out Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
- Early Check-In Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.

CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.

OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.
- As a city in continuous modernization, renovation works may occur in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may take place during your stay.
