Located in a private condominium just 300 meters from the beach of Nossa Senhora da Rocha, this comfortable apartment in Porches (Armação de Pêra) consists of a bedroom, living room with sofa bed and a kitchen. Fully equipped with all essential amenities, it has air conditioning and two outdoor pools to enjoy your vacation in this sunny paradise. With a superb location, you will have the best of what the Algarve has to offer.

￫ Building
The apartment is located on the first floor of a building without elevator. It is located in Porches, about 2 km from Armação de Pêra, where you will find a wide variety of shops, restaurants, bars and grocery stores. Just a few steps away from the apartment you can find Praia de Nossa Senhora da Rocha and Praia da Cova Redonda.

￫ Bedroom
The apartment has a bedroom with a queen-sized bed (160 cm x 200 cm), wardrobes, chest of drawers and air conditioner.

￫ Bathroom
The apartment has a bathroom with a bath and shower.

￫ Living Room
The living room features a flat-screen TV, a comfortable sofa bed, a dining table, air conditioner and access to a private balcony with a dining area.

￫ Kitchennete
The kitchen is fully equipped with a stove, oven, fridge, microwave, toaster, kettle and coffee machine (coffee not included).

￫ Pools
Pools are shared with the condominium and are open from the 1st of April to the 31st of October. Working hours are from 9am to 7pm.

￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.
￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.
￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.
￫ Check-in time starts at 16:00. Only one set of keys will be provided.
￫ We are obligated by Portuguese law to collect our guest's Passport information.
￫ Check-out must be done until 10am. Before leaving, please place the keys in the lockbox.
￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ Pool in operation, however may be under maintenance without notice from the condominium.
￫ In person assistance due to issues unimputable to the property will have an extra cost of €25 from 10:00 pm and €50 from 00:00 am.

CHECK-IN/CHECK-OUT.:

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
- Late Check-Out Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
- Early Check-In Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.


CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.


OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.

- As a city in continuous modernization, renovation works may occur in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may take place during your stay.
