Despite the prime location, it remains peaceful in the evenings. Although the building is in the pedestrian area, it can still be reached easily by car for unloading, and a public garage is close by. A lift provides convenient access.

The building is listed and among Vienna’s oldest. Traditional double wooden windows and the historic façade contrast with a modern, organic interior design. Thick walls maintain a naturally cool indoor climate in summer, while vaulted ceilings in the living area add a special charm.

The apartment features two equally sized bedrooms with king-size beds, wardrobes and comfortable fauteuils. Lighting can be adjusted from warm to bright, and all windows can be fully darkened for restful sleep.

A private courtyard terrace filled with green plants connects directly to the living area. It offers a calm space for fresh air, morning coffee or an evening drink. After 22:00, the terrace lighting switches on only when someone steps outside, ensuring the neighbors are not disturbed. A few steps down from the terrace leads to a daybed nook that can also serve as a full single bed. A quiet retreat for reading or relaxation.

A Smart TV on wheels lets you position it wherever you prefer so you can enjoy movies anywhere in the living space.

The kitchen blends restored original metal cabinetry with a new wooden section and vintage-style appliances. It includes two stovetop plates, refrigerator, oven, extractor fan, microwave, dishwasher, washer-dryer, coffee machine, kettle and milk frother. Meals can be enjoyed at the bar for two or at the large organically formed dining table. A wall-mounted Sonos speaker supports AirPlay, and fast Wi-Fi is available throughout.

Smart Home Features

The apartment is equipped with smart thermostats and motion sensors. Heating is fully automated, adjusting itself based on presence and temperature. The lighting in the kitchen, bathroom and the hallway/living area switches on and off automatically.

A small touch display on the bar allows guests control the Sonos speaker and to dim the lights at the sofa, the dining table and in the hallway/living room area.

At the building entrance, guests or deliveries can ring "Top 1". You can speak to them via the intercom or open the building doors using the door opener next to the apartment entrance.

The apartment door itself is fitted with an electronic smart lock that opens with a code. Physical keys can be provided on request.

The bathroom includes a separate toilet and a separate shower room with a rain shower built into a vaulted niche. Mirrors allow a full view while showering, and the towel heater responds to rising humidity and warms towels automatically.

Guests have full access to the apartment and the private courtyard terrace.

Parking is available in a nearby public garage. The daily maximum is about 49.90 EUR, and using the garage’s app reduces the price by roughly 10 EUR. Even though the building is in the pedestrian zone, car access for luggage drop-off is possible.
