The villa sleeps up to 15 guests across 5 bedrooms and 4 bathrooms, with 260m² of living space spread across a fully private, gated property with no neighbours overlooking you. Outside, a 10x4.5m saltwater pool, two 30m² covered terraces, an outdoor kitchen and BBQ, and parking for 6 cars make this genuinely suited to a large group.



Le Cannet sits 3km from the centre of Cannes — 10 minutes by car to the Palais des Festivals, 4km to the sandy beaches of La Bocca and Mandelieu, and 24km from Nice Airport. Mougins, Antibes, and Grasse are all within 30 minutes.



Inside, two separate living rooms (one doubles as a 6th sleeping area), air conditioning throughout, and a fully equipped kitchen mean the group has space to breathe after long festival days.

SPACIOUS INDOOR LIVING 

The Cannes villa boasts 260m² across two floors, offering ample space for families or groups. Two elegant living rooms open onto a large (30m²) covered terrace, perfect for dining, lounging, and BBQs. The main lounge (60m²) features an adjoining kitchen and an indoor dining area seating 8. The second lounge is  equipped with a comfortable sofabed and direct access to the garden for play and relaxation. Both living areas have smart TVs with access to streaming channels like Netflix, as well as access to French and other international live channels. 

COMFORTABLE BEDROOMS FOR ALL 

Five bedrooms in total,  Ground floor: Two huge (35m²) ensuite bedrooms. Both bedrooms have a king bed + two singles—ideal for families. Upstairs: Three bright bedrooms with garden and pool views. Two share a bathroom (one king bed, one double bed), and the third has a double bed and a private bathroom. 

REVERSE AIR CONDITIONING

All of the upstairs rooms are fitted with reversible air conditioning for year‑round comfort, including the three bedrooms and the two living rooms

OUTDOOR PARADISE AND POOL 

The saltwater pool (10m x 4.5m) features a gated perimeter for child safety, with a deep end (1.65m) and a shallow end for kids. Relax on sun loungers and parasols or enjoy pool toys and floatables provided for your use. Terraces overlook lush gardens and the pool, creating an oasis of calm and privacy—no neighbours overlooking you. Under a covered terrace you will also find a table tennis table for your use.
