Experience the ultimate in luxury and convenience at our stunning 3 bedroom apartment, located just minutes away from the beautiful Balluta Bay. With enough space to accommodate groups of up to 6 guests, our fully equipped and furnished apartment is perfect for both holidaymakers and business travelers. Our self check-in and check-out service, along with our 24/7 support team, ensures a hassle-free stay for our guests.
Please note that our apartment is situated in a quiet residential area and we do not allow parties. We kindly ask our guests to be considerate of the neighbors and keep noise levels to a minimum between 10PM and 8AM. To ensure a peaceful stay, a noise detection device has been installed in the apartment. The minimum age to book our apartment is 25, although we do accept minors as long as they are accompanied by adults.
Located on an elevated ground floor in a residential building, our apartment is just a short walk away from the nearest bus stop. Please note that there is a slight hill to climb and a few stairs to reach the apartment. The spacious interior measures approximately 148 square meters, with an additional 30 square meter backyard for guests to enjoy. The layout consists of an open kitchen, dining and living area, a hallway leading to a guest bathroom, a laundry room, and 3 double bedrooms. The master bedroom features an ensuite bathroom and access to the backyard, while the first guest bedroom also leads to the backyard and is equipped with a desk and chair.
To ensure your comfort, our apartment is equipped with air conditioning units in the living area and master bedroom, and a portable fan and heating element in the second guest bedroom. All bedrooms have blackout curtains for a good night`s sleep. We provide our guests with clean bedlinen and towels upon arrival, and our comfortable beds feature quality mattresses measuring 160 x 200 cm in the master bedroom and second guest bedroom, and 140 x 200 cm in the first guest bedroom. Other amenities include a washing machine and tumble dryer, iron and ironing board, hairdryer, vacuum cleaner, and kitchen appliances such as a fridge/freezer, oven, microwave, dishwasher, electric kettle, toaster, and coffee machine. Our kitchen is fully equipped with pots, pans, plates, cutlery, and more. We also offer fast WiFi, a 44 inch smart TV, and a desk and office chair for those who need to work during their stay. A reverse osmosis system is installed for quality drinking water, so there`s no need to buy bottled water.
At MINK Homes, we offer a self check-in procedure and our official check-in time is 4PM. The cleaning and preparation of the apartment is outsourced, and for security reasons, it is not possible to check-in or leave luggage before the cleaning staff is ready. As soon as the apartment is ready, we will provide guests with the code for the keybox to check-in. Please note that we cannot guarantee an early check-in and recommend booking a luggage storage space if needed.
The official check-out time is 10AM, and our cleaning staff schedules their appointments accordingly. We kindly ask our guests not to stay longer or leave luggage after 10AM. If you plan on leaving earlier, please inform us so we can schedule the cleaning at an earlier time. There are several luggage storage facilities available in Malta for guests who need to store their luggage before check-in or after check-out. We are happy to provide information on nearby shops, transport options, and other practical information upon booking confirmation.
Each guest will receive a clean set of towels and bedlinen upon arrival. Please note that we do not iron the laundry. In the winter months, we provide duvets and duvet covers for our guests` comfort.
To help you settle in, we provide our guests with some basic essentials such as toilet paper, dishwashing liquid, cleaning products, hand soap, and shampoo/body wash. These are complimentary and will help you get through your first day at our luxurious apartment.

Please take notice of our house rules to safeguard the wellbeing of the property and the neighborhood. We do not intend to issue fines and our aim is to guide you and make every rule and regulation as clear as possible to avoid misunderstandings.
• No Parties & Noise: Keep voices low in common areas. The property has a noise and air quality (can detect cigarette smell) monitor. Turning it off or removing it results in a €200 fine. Loud guests will be warned first; repeated noise will incur fines and possible lease termination and eviction.
• No Smoking: Smoking inside the property or common areas is prohibited. Ignoring this results in a €200 fine.
• Registered Guests Only: All guests must be registered online. No unregistered guests are allowed, and bringing them in may end your stay immediately and incur a €200 fine.
• No Pets: Pets are not allowed. Bringing one may lead to immediate lease termination, eviction and fines.
• Garbage: Separate waste and follow collection schedules. Improper disposal can result in a €150 fine per bag. Garbage can be left inside if you`re unsure which we will take care of upon checkout.
• Don’t move furniture: Other than chairs, do not move furniture. This can cause damage to the floors and furniture and, cause a noise disturbance to the neighbors
• Take care of keys; losing them costs €25 plus key replacement.
• Check-Out Time: Please leave by 10 AM. Late departures cost €75/hour and could delay the next guests’ arrival. If the cleaning staff cannot prepare the property in time due to your delayed checkout, potential cancellations and/or reimbursement costs will be invoiced to you.
• Take care of the property and linen/towels: Don’t stain the towels and bedlinen. Shower before using them to avoid leaving stains from lotions and sunscreen. Any damages will be reported and invoiced.
