The apartment is a short walk to Sunderland Royal Hospital, a short walk to the new Crown Works film studios and only a few hundred meters from Pallion metro station from where you can connect to the rest of the north east. Only a five minute drive or fifteen minute walk to the city centre andThe Stadium of Light is an eight minute drive or forty minute walk away. Sunderland university is just over a mile away from the apartment, Nissan Sunderland is only six miles away and is easily reachable from the apartment due to the great transport links while Pallion high street which is a stones throw away has a plethora of shops and food takeaways to suit most tastes.

Easily accessible from both the A1 and the A19 plus there is free parking available outside the property making it super convenient to drive to.

THE SPACE
Affordable Luxury4 has just been renovated to a high standard and has fast wifi internet throughout, there is a large wall mounted smart TV in the living room as well as a large wall mounted smart TV in the boutique style double bedroom allowing guests to login to their own YouTube, Netflix or other streaming services.

Affordable Luxury4 is fitted with blackout blinds throughout the property, ideal for people working nights or for guests who prefer to lay in and not be woken by the sun.

The apartment is purposely renovated with a focus on both comfort and safety, there are integrated fire alarms, heat and smoke sensors and fire doors throughout the property so that you can relax knowing that every step has been taken to ensure your stay is as safe as it is comfortable.
Clean towels and bedding are provided.

THE LIVING SPACE
The bright airy comfortable living room has a sofa, two chairs, wall mounted smart TV, coffee table, large mirror and a quirky dining table and chairs which can also be used as a workspace/desk.

**Please note the sofa bed seats three but when turned into a bed is only suitable for one adult.

BEDROOM ONE
Equipped with a comfortable double bed, a wall mounted smart TV, a feature fire place, a mirror and a built in wardrobe with hangers where guests can hang and place their clothes.

BEDROOM TWO
Equipped with two adult single beds that are cofigurated as bunk beds, a mirror, wardrobe and a chest of drawers which guests can use to store clothes and other items during a stay.

KITCHEN
Newly fitted and comprising of a cooker/hob, a washer, a clothes maiden, a fridge freezer, a toaster, a kettle and a microwave. There is also a cafetière and freshly ground coffee available for guests who prefer to start the day with a filter coffee.
Instant coffee, tea and sugar are also available for guests use.

BATHROOM
Newly fitted, and comprising of bath, shower, toilet, hand basin and storage unit with a large mirror wall.

GUEST ACCESS
Entire property - access provided by lock box.

The idea behind Affordable Luxury4 was born after learning about the new Crown Works Film Studios being given the go ahead for works to commence, this will bring more than eight thousand new jobs to the area plus a lot of short term professional roles such as actors, directors, producers, managers and engineers. With Sunderland Royal Hospital within walking distance and certain roles such as specialist doctors and professionals delivering seminars being transitional my first thought was where are they going to stay?

Affordable Luxury4 is ideally located to offer short term luxury stays for professionals involved in the Crown Works Studios, professionals working or visiting Sunderland Royal Hospital, professionals working or visiting Nissan and people or small groups visiting Sunderland for events and requiring affordable luxury.
